In 1982, Kimmell-France Property Management Company was established. After providing years of quality service to its customers, in 2009 Kimmell-France closed its doors and Kimmell-Anderson Property Management emerged as a new, second generation, family run company. Now, with many years of combined Real Estate experience, Kimmell-Anderson carries on the tradition of quality, personal and professional service to its patrons.

Through the years, I have had the UNpleasure of working with quite a few property managers. Some...well...barely did their job. And others actually stole money from us. ...A quick lesson in 'oops, I shoulda learned to swim before I jumped into the pool. It was not until we signed with Kimmel Andersen that my grave regret in having gone into the rental property business turned to, 'ahhh, yes, making money in rental property is a great way to go. Dana, June, Nancy and the others always had a solution for each problem that occurred. We even had a tenant try to sue us because of damage from a storm. Dana advised us about how to handle it. She supplied us with needed documentation and even showed up in court to help us handle things. She went beyond the call of duty.
Prior to signing with Kimmel Anderson, we had several problem tenants. Some didn't pay on time. Others created excessive noise which disturbed neighbors enough to call the police. Since hiring Kimmel-Andersen we haven't had any of these problems. They did an excellent background check on each potential tenant and advised us about whom to choose. GENERAL RENTAL APPLICATION REQUIREMENTS

The following information should help to answer questions you may have about applying. If we can be of further assistance, please feel free to give us a call at 951-929-7651.
We must receive a $40.00, non-refundable application fee per applicant before we can process your application. We evaluate every application. All questions in it must be answered. After payment, your processed application is valid for 90 days towards additional properties for which you may apply.
We must receive signed Employment Verification Request Authorization and Rental Verification Request Authorization forms from all applicants. We require proof of sources of income from all applicants.
We must receive signed Kimmell-Anderson Property Management Statement of Rental Policy forms from each applicant.
A picture identification and social security number validation will be required. All applicants must be eighteen years of age or older.
Occupancy Guidelines: An owner may restrict the number of people who may reside in a property. In determining these restrictions, we adhere to all applicable fair-housing laws. Two persons are allowed per bedroom plus an additional person in the unit unless restricted by the owner. ALL PROPERTIES--NO SMOKING and NO TRAMPOLINES ALLOWED.
Rental Criteria-General Guidelines For Approval: You must provide your most recent pay stub along with your application. If you are unemployed, you must provide proof of a source of income. Self-employed applicants will be required to provide proof of income through income tax returns. All income must be verified and be from 2.5 to 3 times the monthly rent, depending upon the individual owner.
Rental History: You must have satisfactory rental references from at least the last 5 (five) years. If you have ever been evicted or still owe past due rent or damages, we may deny your application. This will be handled on a case-by-case basis.
All information will be given to the property owner for approval. All properties are individually owned and the specific criteria for applicants may vary according to each property owner.
Insurance/Animals/Pets: You are required to carry renter's insurance. Your policy coverage must include approved animals/pets. THE SECURITY DEPOSIT WILL BE INCREASED ON APPROVAL OF AN ANIMAL. Animals must be registered/licensed if required by law and you must provide proof.
A NON-PRORATED FIRST MONTH’S RENT AND DEPOSIT ARE TO BE PAID BY MONEY ORDER OR CASHIERS CHECK ONLY.
