Rental Screening Criteria & Application Requirements
Applicants are encouraged to review the screening criteria carefully before submitting an application to determine whether they meet the minimum qualifications. Southwest Idaho Property Management conducts all screening and leasing activities in compliance with the Federal Fair Housing Act, HUD guidance, ADA requirements, and all applicable federal, state, and local housing laws.
Key Application Requirements Summary:
• Minimum credit score: 650
• Minimum income requirement: 2.5 × monthly rent
• Minimum housing history: 12 months verifiable rental or mortgage history
• Screening fee: $40 per applicant (18 years and older)
• Required income documentation: 2 months pay stubs and 2 bank statements (PDF format preferred)
• Self-employed applicants: 2 years federal tax returns and bank statements
• Applications are processed once fully completed with supporting documents
Section 1 - Rental Screening Criteria
Credit History:
Applicants must have a minimum credit score of 650. Credit reports are reviewed to evaluate overall financial responsibility, including payment history, outstanding debt obligations, collections, and housing-related accounts. Applications below this threshold may require additional conditions such as an increased security deposit or an approved co-signer. Credit scores are determined by the screening report obtained during the application process and may differ from scores provided by applicants or consumer credit monitoring services.
Income Requirement:
Household income must equal at least 2.5 times the monthly rent. Income must be stable, lawful, verifiable, and reasonably expected to continue throughout the lease term. Income sources that cannot be verified or appear temporary or inconsistent may not qualify.
Rental/Housing History:
Applicants must demonstrate at least 12 months of verifiable housing history from a non-family source. Housing history may include rental or mortgage history. Housing history is evaluated based on payment history, lease compliance, and overall care of the property.
Applications may be declined when housing records show:
• Lease violations
• Property damage beyond normal wear
• Failure to provide proper notice to vacate
• Verified negative rental references from prior housing providers
• Evictions or eviction-related judgments
Applicants must disclose all prior housing providers for the required period. Failure to disclose housing history may result in denial of the application.
Co-Signers / Guarantors:
Co-signers may be considered for applicants with insufficient income or limited housing history. Co-signers must submit an application, meet screening requirements, provide income verification, and agree to guarantee all lease obligations. Co-signers remain subject to management approval and qualification guidelines.
Criminal Background Screening:
All applicants undergo criminal background screening. Arrest records not resulting in conviction are not considered. Applications may be denied for recent convictions involving violence against persons, serious property crimes, or illegal drug manufacturing or distribution, consistent with applicable housing laws.
General Policies:
All properties are non-smoking, including vaping. Smoking must occur at least 20 feet from buildings, entryways, and windows. Applications must be truthful, accurate, and complete. False, misleading, or intentionally incomplete information will result in denial of the application.
Section 2 -
Application Submission Requirements:
Before submitting an application, ensure you can provide the required documentation. Each adult 18 years or older who will reside in the property must submit a completed application and screening authorization. Applications may be submitted jointly or separately, but each adult occupant must complete the application. Application Processing Order:
An application is considered complete when all applicants have submitted required documentation and paid the screening fee. Incomplete applications or missing documentation may delay processing or be denied. Submission of an application does not reserve or hold a property.
Required Documents:
Identification: Applicants must provide a valid government issued photo ID (driver's license, state ID, passport, or military ID).
Application Screening Fee:
There is no upfront fee to begin an application. After an initial review confirms the application is complete, applicants may be invited to proceed with screening process. At that time, a $40 non-refundable screening fee is required for each applicant aged 18 or older. The fee covers credit, criminal background, identity, and rental verification screening.
Income Verification:
Applicants must provide documentation verifying income sufficient to meet the rental obligation. Household income must equal at least 2.5 times the monthly rent. Documentation must clearly identify the applicant, be complete, and verifiable.
W-2 Employment-:
• Two months of pay stubs
• Two recent bank statements (PDF format preferred)
Self-Employed / 1099 Income:
• Two most recent years of federal tax returns
• Two recent bank statements (PDF format preferred)
Retirement, Social Security, Disability, or VA Disability Income:
Accepted income sources include Social Security retirement, Social Security Disability (SSDI), pension income, long-term disability income, or VA Disability compensation.
• Official benefits or award letter
• Two recent bank statements showing deposit history (PDF format preferred)
Relocation or New Employment:
Applicants to provide an official job offer letter on company letterhead including position title, compensation, and start date.
Bank Statement Requirement:
Applicants to provide two recent full bank statements showing the applicant name, financial institution name, and complete transaction history. PDF format preferred. Screenshots or partial statements cannot be accepted.
Rental Payment History:
Applicants are encouraged to provide recent rental payment history or a rental ledger, if accessible, to assist in verifying on-time payment history.
Verification of Documentation:
All documentation submitted with an application is subject to independent verification through employers, financial institutions, rental references, or third-party screening services. Additional documentation may be requested if information cannot be verified. Altered, forged, or unverifiable documentation, including pay stubs, bank statements, employment records, or rental records, will result in denial of the application.
Pets and Assistance Animals:
Southwest Idaho Property Management requires all applicants to complete a profile through our third-party screening service, whether they have no pets, household pets, or an assistance animal. Please visit: https://southwestidahopm.petscreening.com
Applicants without pets will complete a No Pet Profile at no cost for documentation purposes.
Applicants with household pets will complete a Household Pet Profile for a small fee.
Assistance animals are not considered pets and are not subject to pet fees, consistent with Fair Housing laws. Applicants requesting a reasonable accommodation for an assistance animal should complete the profile ASAP to provide documentation for review.
Application Processing Time-:
Applications are typically processed within 2-4 business days, depending on verification response times.
