Manage Only means that you will take care of all the “Lease Only” tasks. If the property is already rented, our property management services include collecting the rent, coordinating repairs, and all the other tasks associated with managing the tenancy. We will not be paid a procurement fee. We will just collect our management fee based on the amount of income we collect for you.

Thank you for taking the time to apply to one of our properties. In order to complete your application please make sure all of the following items have been submitted. Your rental application is a request for an extension of credit and is therefore subject to federal and state jurisdiction. In compliance with the rules set forth, the following criteria will be used in fairly determining your eligibility. If you do not submit your government issued identification, social security card and check stubs/ bank statements at the time of application , your application may not be processed. As a condition of occupancy, any person intending to occupy of legal age (18 years or older) must complete an application and be included in all legal obligations. Any person not possessing sufficient qualification, may obtain co-signers as a responsible party with the same procedure. Valid identification and social security card will be required at time of application.
A credit report must be obtained from all responsible parties. Credit issues may result in additional security deposits.
Employment verification must be obtained on all responsible applicants. Applicants are encouraged to deliver all necessary documentation to assist with this verification. Acceptable documentation can take the form of paychecks, check stubs, bank statements, and any other documents proving employment and/or income- last 30 days of check stubs. Self employed applicants may be required to furnish 6 months of personal bank statements showing proof of deposits. Company bank statements will be accepted. Newly employed applicants can use an offer letter on company letterhead as proof of employment. Phone verification will also be done on all applicants.
A verifiable rental or mortgage history from a non-related person must be obtained on current and previous residency for the last (2) years. If the application shows current residency less than (2) years, additional information will be required. Phone verification will also be done on all applicants. Rental history must reveal timely payment and fulfillment of the contractual agreement. Prior evictions, foreclosures, or bankruptcies in the past five (5) years, current intentions of default, or any balance owed to a previous landlord are grounds to disqualify the applicant. Applicants not meeting residence history requirements may be accepted upon approval of the property owner and/or the payment of additional security deposits.
A criminal background check will be run on all applicants. Applicants with a felony in the past 7 years or any incident of violent crimes or sexual offenses, regardless of time, may result in an automatic disqualification.
Reservation of the Property: Applicants will be given the opportunity to reserve and accept the property by providing the office or landlord the 1st months rent due in the form of certified funds or money order, reservations will be for a maximum of 30 days. The reservation fee is NON-REFUNDABLE once the application is approved. This fee will automatically be applied as the first month's rent for move-in purposes. Tenants moving in after the first will pay the prorated amount for the second month
NON-REFUNDABLE APPLICATION FEE: All responsible applicants agree to pay our firm a non-refundable application processing fee, as prescribed by each property, for review of the credit file, verification of employment, rental history, income and other pertinent data necessary for the approval of the application.
Adverse Action Notice: All applicants will receive, in compliance with state and federal laws, a notice of acceptance or rejection by email or U.S. Mail in the time provided for by law. Our firm reserves the right to notify applicants of a conditional approval that may require additional deposits or increased rental rates.
Deposits and Collections: All applicants will be required to submit certified funds for the initial deposits and an initial payment equal to the pro-rated rent. Payments thereafter may be paid by personal check (unless instructed otherwise). No cash is accepted. Our firm reserves the right to hire professional collection services including, but not limited to attorneys, to recover checks and other debts owed.
Pets - The pet addendum (and any related deposit or fee) is negotiated on a case-by-case basis but usually starts at $350 per animal. Usually, the pet deposit is fully refundable. Our pet addendum requires that the Resident have the property professionally treated for fleas and the carpet professionally cleaned once they move out. Please keep in mind that some of our properties have a NO PET POLICY. For service and emotional support animals you will need a letter from a licensed medical professional stating that your animal is an essential part of treatment for your disability. The documentation should verify your disability, as well as details on the disability specific work, tasks, or duties your service animal or emotional support animal performs for you.
