PROSPECTIVE TENANTS — APPLICATION PROCESS Thank you for your interest in applying for one of our properties. To ensure a smooth and timely review, please read the following guidelines carefully. Every property owner may have specific requirements, but the standards below outline our general eligibility criteria and expectations. Automatic Application Denials Your application will be automatically denied if any of the following apply:
  • Open bankruptcy
  • Current eviction proceedings
  • Negative report from your current landlord
  • Multiple rental collections (regardless of age)
  • Multiple past evictions
Submitting Your Application To process your application, the following items must be submitted at the time of application:
  • Government-issued photo identification
  • Social Security card
  • Income documentation (recent check stubs, bank statements, or equivalent)

Your rental application is considered a request for an extension of credit and is subject to federal and state regulations. Incomplete applications may not be processed. Who Must Apply Any individual 18 years or older who intends to occupy the property is required to:
  • Complete an application
  • Provide identification and a social security card
  • Be listed on the lease and meet all leasing obligations
Applicants who do not meet certain requirements may use a qualified co-signer, who must complete the same application process.                                                          
 

Credit Requirements
A credit report is required for all responsible parties.
Depending on the results of the credit review, additional security deposits may be required.
Employment & Income Verification
We must obtain verifiable employment and income documentation for all responsible applicants. Acceptable documents include:
  • Last 30 days of check stubs
  • Recent bank statements
  • Other documents proving income
  • Self-employed: 6 months of personal or business bank statements showing deposits
  • Newly employed: Offer letter on company letterhead, your move in date will be after we verify your income has deposited in your account. 
Phone verification will be performed with employers for accuracy. Rental & Mortgage History We require verifiable rental or mortgage history from a non-related landlord covering the past two (2) years. Rental history must show:
  • On-time payments
  • Fulfillment of lease terms
  • No outstanding balances owed to previous landlords
Prior evictions, foreclosures, or bankruptcies within the last five (5) years, or any current notice of default, may result in disqualification.
If you cannot meet rental history requirements, owner approval and/or an additional deposit may be required. Criminal Background Check A criminal background check will be conducted on all applicants.
Applications may be automatically disqualified for:
  • Any felony within the last 7 years
  • Any violent crime or sexual offense regardless of date
Reservation of the Property Applicants may reserve a property by submitting the first month’s rent in certified funds or money order. Key notes:
  • Reservations hold the property for up to 30 days
  • Once your application is approved, the reservation fee is NON-REFUNDABLE
  • The reservation fee is applied toward your first month’s rent
  • Move-ins after the 1st of the month will be prorated for the second month
Non-Refundable Application Fee Each responsible applicant must pay a non-refundable application fee, which covers:
  • Credit review
  • Employment and income verification
  • Rental history review
  • All standard processing requirements.
  • Criminal background check
Adverse Action Notice In compliance with federal and state law, applicants will receive written notice of:
  • Approval
  • Conditional approval (may require higher deposit or higher rent)
  • Denial
Notices will be provided via email or U.S. Mail. Deposits & Payment Policy
  • Initial deposits and prorated rent must be paid with certified funds or via the online portal.  If paid via the online portal, the funds must clear before you will receive your keys.
  • Ongoing rent payments may be paid via the online portal.
  • Cash is not accepted.
  • If necessary, unpaid balances may be referred to collection agencies or legal counsel.
Pet Policy Pet approval is determined case-by-case. Standard guidelines:
  • Pet deposit typically starts at $350 per animal
  • Many pet deposits are fully refundable
Some properties have a strict no-pet policy. Service & Emotional Support Animals (ESA) Documentation must be provided from a licensed medical professional, verifying:
  • Your disability
  • That the animal is part of your treatment
  • Details on the specific work or support the animal provides
