✅ PROSPECTIVE TENANTS — APPLICATION PROCESS (Fair Housing & HUD-Aligned) Thank you for your interest in applying for one of our properties. To ensure a smooth and timely review, please read the following guidelines carefully. Some property owners may have specific requirements, but the standards below outline our general eligibility criteria and expectations. We are committed to equal housing opportunity in accordance with federal, state, and local fair housing laws. 📌 Automatic Application Denials Your application may be denied if any of the following apply:
  • Open bankruptcy
  • Current eviction proceedings
  • Verified negative reference from current landlord
  • Multiple unpaid rental collections with no documented resolution
  • Multiple past evictions with unpaid balances or no evidence of resolution
Note: We consider documented proof of settlement, payment plans, and extenuating circumstances as part of our evaluation.

📝 Submitting Your Application To process your application, the following items must be submitted at the time of application:
  • Government-issued photo identification
  • Social Security card
  • Income documentation (recent check stubs, bank statements, or equivalent)
  • Verification through Payscore (more information available at https://www.payscore.com/faq)
Incomplete applications may not be processed. Your rental application is considered a request for an extension of credit and is subject to federal and state regulations.  👥 Who Must Apply Any individual 18 years or older who intends to occupy the property is required to:
  • Complete a rental application
  • Provide identification and supporting documents
  • Be listed on the lease and meet all leasing obligations
Applicants who do not meet certain requirements may use a qualified co-signer, who must complete the same application process.

💳 Credit Requirements A credit report is required for all financially responsible parties. Depending on the results of the credit review, additional security deposits or other conditions may be required. We may consider the following when reviewing credit:
  • Outstanding debts
  • Past due accounts
  • Payment history
  • Bankruptcy status
  • Collections related to housing
We also consider positive credit history and evidence of resolution of past issues.
💼 Employment & Income Verification We must obtain verifiable employment and income documentation for all responsible applicants. Acceptable documents include:
  • Last 30 days of check stubs
  • Recent bank statements
  • Other documents showing consistent income
  • Self-employed: last 6 months of business or personal bank statements showing deposits
  • Newly employed: official offer letter on company letterhead
    Move-in date may be scheduled after we verify a payroll deposit.
Phone verification may be performed with employers for accuracy.

🏡 Rental & Mortgage History We require verifiable rental or mortgage history from a non-related landlord covering the past two (2) years, showing:
  • On-time payments
  • Fulfillment of lease terms
  • No outstanding balances owed to previous landlords
  • No documented material lease violations
If you do not have verifiable rental history, owner approval and/or an additional deposit may be required. Prior evictions, foreclosures, or bankruptcies will be evaluated with consideration of resolution, time since occurrence, and extenuating circumstances.

🔎 Criminal Background Screening A criminal conviction background check will be completed for all adult applicants. We evaluate convictions based on whether they are directly relevant to resident safety and the protection of the property. Arrests not resulting in conviction, expunged records, sealed records, and juvenile adjudications are not considered. We conduct an individualized assessment based on:
  • Nature and severity of the offense
  • Time passed since conviction and/or completion of sentence
  • Age at the time of the offense
  • Evidence of rehabilitation
  • Rental history before and after the conviction
  • Circumstances of the offense
  • Relevance to the safety of other residents or property
The following convictions may result in denial after review:
  • Violent felony offenses resulting in physical injury (within the past 7 years)
  • Sexual offenses requiring lifetime registration (as required by law)
  • Arson or property destruction (within the past 7 years)
  • Felony drug manufacturing or distribution (within the past 5 years)
  • Offenses involving the use of a firearm or deadly weapon (within the past 7 years)
Applicants will have the opportunity to provide additional information or context before a final decision is made.

🏠 Reservation of Property Applicants may reserve a property by submitting the first month’s rent in certified funds or money order. Key Notes:
  • Reservations hold the property for up to 30 days
  • Once your application is approved, the reservation fee is non-refundable
  • The reservation fee applies to your first month’s rent
  • Move-ins after the 1st of the month will be prorated for the second month
💵 Non-Refundable Application Fee Each responsible applicant must pay a non-refundable application fee, which covers:
  • Credit review
  • Income and employment verification
  • Rental history review
  • Criminal conviction background check
  • All standard processing requirements
📩 Adverse Action Notice In compliance with federal and state law, applicants will receive written notice of:
  • Approval
  • Conditional approval (may include higher deposit or required lease guarantees)
  • Denial
Notices will be provided via email or U.S. Mail.

💰 Deposits & Payment Policy
  • Initial deposits and prorated rent must be paid with certified funds or via the online portal.
  • If paid through the portal, funds must clear before keys are provided.
  • Ongoing rent payments may be paid through the online portal.
  • Cash is not accepted.
  • Unpaid balances may be referred to collections or legal counsel.
🐾 Pet Policy Pet approval is determined on a case-by-case basis. Standard guidelines:
  • Pet deposit typically begins at $350 per animal and additional rent
  • Most pet deposits are fully refundable, subject to inspections
  • Some properties may have a strict no-pet policy
❤️‍🩹 Service & Emotional Support Animals (ESA) Documentation must be provided from a licensed healthcare professional, and will be reviewed in compliance with the Fair Housing Act. We do not charge fees or deposits for Service Animals or Emotional Support Animals as defined by law.
