About Us: Our goal is not to be the largest property management company in the area. We are a smaller, boutique firm that takes pride in the quality of services we provide to both our landlords as well as to our tenants. We have relationships with local, trusted contractors for repairs & maintenance needs. We offer professional property management services for both residential and small commercial properties. We utilize a property management software that makes the entire experience so much easier for both our landlord clients as well as our tenants. Tenants no longer have to manually fill out an application, as it can easily be done online on a laptop or mobile device. Tenant payments are accepted electronically via ACH and owner/landlord distributions are also made seamlessly via ACH, eliminating the possibility of losing a check in the mail or snail mail issues. 830 Property Management also offers two other very unique services that many other property managers do not: Home watch service as well as Short Term Rental consulting. Property Management Pricing: 7% of gross monthly rent (residential) *Note: there is no monthly management fee for vacant properties UNLESS you are having us visit the property and facilitating maintenance projects such as landscaping, yard work, painting projects, etc. Leasing move-in fee: One time fee 50% of one month's rent (residential) One time fee of 75% of one month's rent (commercial) *Note: We do NOT charge the first month's management fee in addition to the leasing move-in fee. Home Watch Services: Do you own a second home or a vacation in the Texas Hill Country? If so, you probably want the peace of mind knowing your investment is well taken care of, secure and free of issues that can arise at any moment. Statistics show that home owners who reside more than 100 miles away from their second homes simply do not make a point to check on their second homes near enough to ensure their investments are secure or taken care of. Sure, you can ask a friend or a neighbor to "keep an eye on it" for you, but realistically this just isn't a safe way to go. Do you really want to leave your second home investment in the hands of a neighbor or friend? Probably not. 830 Property Management offers Home Watch Services that take the stress out of owning a second home and not knowing if it has been damaged by a storm, broken into, vandalized, etc. The last thing you want to arrive to when visiting your vacation home is a broken window, a water leak, newspapers or junk mail piled up on the front porch. We offer both interior and exterior inspections of your property that can give you the peace of mind you may need. Exterior inspections include things like looking for damage (windows, roof, siding, etc.), collecting any newspapers, flyers and junk mail, watering outdoor plants if needed, making sure all exterior doors and windows are secure, checking the well house for leaks, a general walk around the property to look for anything out of the ordinary and any other specific requests made by you, the homeowner. Interior inspections include looking for any water leaks, flushing all toilets to ensure they are in proper working order, turning HVAC system on and ensuring it is working, run water in sinks, check the refrigerator and any freezers, look for obvious signs of rodent activity, a general walk through of the interior of the house to make sure all is in order. For both our interior and exterior Home Watch Service, we send a report, along with pictures or any necessary videos, to our owners so they can read and see what their property looks like and what we did while conducting the inspection. Short Term Rental (STR) Consulting: With the creation of online platforms such as Airbnb, VRBO, Vacasa and several others, the short term rental industry has become massive! Many owners are taking advantage of this relatively new phenomenon and monetizing their own properties. You may have a guest home or cottage on your property. Maybe you have a barn (like I do) that has an apartment or perhaps you have a 5th wheel just sitting there on your property that is just collecting dust and not being used. Did you know that you can now turn these things into a revenue stream? Seriously, people are renting out their campers, a guest room within their house, ranch houses, cabins, apartments, etc. to people who are on vacation or traveling for work every day and making really good money doing so. 830 Property Management is experienced and skilled at knowing what rents out, for how much, how to stage said unit and how to build it out on many of the popular online platforms available to use. Let us show you how you can monetize your property, what to expect, how to engage with your guests, what to charge and how to create a unique experience for your guests in order to continue to experience consistent revenue from your property without upending your life. STR Consulting Fees: We charge $75.00 per hour with a 2 hour minimum when we come to meet you to assess your STR.
