Property Management: 1. Assure that rental property is properly maintained in accordance to City & State Building Codes. · Make sure that smoke detectors are installed · Make sure that carbon monoxide detectors are installed · Make sure that all gas appliances are properly vented · Make sure that water heater is properly secured with earthquake straps
Maintenance and Repairs: 2. Assure that all maintenance repairs are performed properly and in a timely fashion. · Physically inspect property to ensure that all needed repairs are address · Meet with service contractors to review their credentials and schedule needed repairs · Inspect all repairs performed by contractors and maintenance personnel · Make sure that all vacancies undergo a Make Ready To Rent as soon as management regains possession of unit from tenant · Advertise all vacant units for rentals
Managing Landlord and Tenant Relations: 3. Assure compliance with all law that governs the Landlord & Tenant Relationship · Interview and screen all perspective rental applicants for placement · Assign tenants to their units and perform unit inspection · Make sure all tenants are aware of the rules and regulation that governs the property in which they live · Address and resolve all tenant grievances and maintenance request
Tenant Evictions & Court Appearances: 1. Start the eviction process in a timely fashion to reduce the amount of rental income lost due to tenant’s non-payment · Assure that all Pay or Quit Notices are properly served to tenants in a timely fashion · Prepare and file all necessary Unlawful Detainer Documents to began tenant’s Eviction · Make the necessary court appearance to obtain Court Judgment against delinquent tenant · Start collection proceedings for all outstanding balances owed to property owner by tenants
Managing Income and Expense: 2. Managing rental property’s income & expense · Collect and record all security deposits received from tenants · Collect and record all monthly rental payments received from tenants · Assure that all utility bills service & maintenance invoices for the property are paid in a timely fashion · Provide the property owner with an itemized monthly expense report · Provide the property owner with an itemized annual Profit & Loss Report for tax purposes
