• Application fees are non-refundable
• Tenant screening is completed by 318 Property Management
• Property owners retain final approval
Rent & Deposit:
• Monthly Rent: $2,900 (due on the 1st of each month)
• Security Deposit: $2,920
Lease Term:
• 12-month (1 year) lease required
Income Verification:
• Proof of income is required
• Acceptable documentation includes pay stubs or bank statements
• Two (2) full months of documentation required
Pets:
• Pets are subject to approval
• $350 non-refundable pet fee per pet
• $150 non-refundable fee for each additional pet
• Maximum of two (2) pets
• Pets must be under 25 lbs, non-aggressive, and housebroken
Tenant Responsibilities:
Tenant(s) are responsible for, but not limited to:
• Lawn care and landscaping
• Pest control
• Air filters
• Light bulbs
• Smoke detector batteries
• Refrigerator/water filters
• Other minor maintenance during the lease term
Utilities:
• Tenant(s) are responsible for all utilities
• Monthly rent does not include utilities
Property Rules & Requirements:
• All 318 Properties are Non-Smoking
• Tenant(s) must comply with all community or HOA restrictions, if applicable
• Renter\'s insurance is required and proof must be provided prior to occupancy
Application Review Criteria:
Applications are reviewed based on, but not limited to:
