TENANT POLICIES
We are an equal opportunity housing provider. We fully comply with the federal Fair Housing Act. We do not discriminate against any person because of race, color, religion, sex, handicap, familial status, or national origin. We also comply with all state and local fair housing laws.
MINIMUM AGE – All applicants must be at least 18 years old. All adults 18 years old and over who will reside in the apartment must fill out an application and meet all application criteria. Any minors who will occupy the apartment on a regular basis must be listed on the application and must be under the direct care and supervision of the adult applicant(s).
Income requirements
- The applicant will be required to show minimum income equal to 2.5 times the monthly rent or greater Income that is 2.5-2.9 times the rent will be reviewed on a case by case basis and may use other sources of income to qualify or be qualified based on rental history and references.
- Current employment or job offer used to meet the income criteria will be verified, including salary amount and start date.
- Applicant must have been continuously employed a minimum of three months directly prior to application date or have other sources of verifiable income.
- Each applicant must provide a current paycheck stub; self-employed individuals must provide copies of tax returns, which will be used to verify both income level and consistency of that income over the past three months.
- Full Amounts of Social Security and disability income can be used to qualify. Other sources may be used, verification will be required.
Rental history
- NHEA Properties requires at least 12 month's residential/rental history be provided.
- Prior rental history must be provided with references.
- First time renters that have no rental history and no credit, but meet our income qualifications can pay our first time renter fee of up to $300 that will be decided on a case by case basis.
Credit requirements
- A credit check will be performed by Transunion Smartmove, there is a $40 fee which will be the responsibility of the prospective tenant.
- Only tenants with a prefereable tenant rating from Smartmove will be considered.
Pet Policy
- Pets are not allowed unless specifically agreed to. Separate pet application is required.
- An additional non-refundable fee and pet rent, typically per pet, may be charged.
- Absolutely no pets over 40 lbs.
- A dog of a perceived vicious breed, or mixture thereof, will NOT be permitted; e.g., Akita, Pit Bull or American Staffordshire Terrier, Bull Terrier, Bullmastiff, Chow, Doberman, Rottweiler, German shepherd, etc.
Criminal conviction
· NHEA Properties will review any applicant with a criminal history, and make a decision based on individual cases.
Immediate disqualification to rent
- A current, non-discharged bankruptcy action, falsified information, eviction less than 5 years (and not included in bankruptcy), housing related debt or rental reference that would not re-rent for documented reasons.
- Conviction of any crime that requires lifetime registration as a sex offender.
Renter’s Insurance
- A renter's insurance policy will be required.
- All tenants must provide proof of renters insurance, which includes a minimum of $100,000 liability coverage for damage to the landlords property, with NHEA Properties LLC and Nathaniel Arnold named as additional insureds.
Use of Premises
- 1 bedroom apartments have a maximum occupancy of 2 person.
- 3 bedroom apartments have a maximum occupancy of 6 persons.
- State law or local ordinance will supersede the above when applicable.
- At no time will more than 2 vehicles per unit be permitted on the premises.
