ABOUT US

 

We are a small RV park specializing in month to month tenancies, located in the beautiful Surprise Valley. Only recreational vehicles are considered for tenancy at Surprise Valley RV Park. Space rates vary depending on the size of the RV space. All Tenants over the age of 18 are required to submit an application and corresponding application fee. During the application process we will check criminal history, credit history, eviction history, and current incomes. Please contact us if you have any questions about the application process. 

*RV MUST BE YEAR 2003 OR NEWER, CLEAN AND NEAT IN APPEARANCE.

*APPLICANT MUST SHOW VERIFIABLE GROSS INCOME EQUIVALENT TO AT LEAST 3 TIMES THE MONTHLY RENT AMOUNT FOR THE SPACE.

*ALL APPLICANTS MUST PROVIDE CURRENT PHOTO IDENTIFICATION.

*PROOF OF INSURANCE ON TRAILER/MOTORHOME MUST BE PROVIDED PRIOR TO MOVE-IN, IF APPROVED.

*REFUNDABLE SECURITY DEPOSIT OF $150.00 IS REQUIRED UPON MOVE-IN, IF APPROVED.

Park Rules REVISED 8/01/2021– based upon previous park rules, rental agreements, and Oregon law.

Before you apply with us, please be sure you are comfortable following these Park rules. 

1. Outrageous Conduct

a.       Outrageous conduct in the park is strictly prohibited and is grounds for immediate eviction.

b.       Outrageous conduct includes if the tenant or someone in the tenant’s household injures someone, threatens someone with serious harm or immediate violence, does substantial damage to someone else’s belongings, deals or manufactures illegal drugs, facilitates gambling, theft, prostitution or other illegal activity, or discharges weapons (bows or firearms) within the park facilities.

2. Motor Vehicles and RV’s

a.       The park speed limit is 5 MPH.

b.        Two vehicles are allowed per rented space. Check with the Manager for available boat or utility trailer storage, on a rental basis ($35/month).

c.       Making major mechanical repairs on vehicles in the park is not allowed. Do not let fluids drip onto the ground and do not dispose of batteries, fluids, tires, etc. in the park dumpster.

d.       All motor vehicles in the park must be insured and in operable condition with current tags. Vehicles are not considered operable if they are not drive-able or have flat tires.

e.       You must maintain insurance on your RV for the entire duration of your stay. Proof of insurance is required upon move-in, having added Surprise Valley RV Park as an additional interested party on your policy. This will alert us if a policy lapses or is cancelled.

f.        The exterior of RV/Mobile units, must be kept clean and free of dirt, mold, and algae. Units shall not have broken or boarded up windows.

3. Smoking, Alcohol, Marijuana

a.       Smoking is not allowed in the laundry or restroom facilities or within 10 feet of the doors to the building.

b.       Alcohol consumption is allowed only inside the Tenant’s RV or outside within the Tenant’s rented space. No alcohol consumption is allowed in park common areas.

c.       Because marijuana smoke is mind-altering, smoking marijuana is prohibited on the park grounds entirely.

4. Quiet Enjoyment

a.       Quiet enjoyment in the park will be observed from 10 PM until 8 AM. During quiet enjoyment hours, tenants will refrain from playing loud music, television, vehicle revving, or other noises that may disturb your neighbors. Tenants entering and exiting the park should do so as quietly as possible.

5. Visitors

a.       Visitors of Tenants are welcome to stay in the Tenant’s unit for a maximum of two consecutive weeks. Any person staying longer than two weeks will need to submit an application (including an application fee) and their park stay is subject to approval of that application.

 6. Laundry and Bathroom facilities

 

a.       The park’s laundry facilities are provided as a convenience to Tenants, so please help us in keeping our laundering machines clean, well-functioning, and affordable by not overloading washers, and cleaning lint traps after every cycle.  Excessive repairs due to the abuse of the machines will result in an increase of cost to use the machines.

b.       Please be considerate of your neighbors by helping keep the bathrooms and showers tidy. Please do not flush feminine products in the toilets as this can be damaging to the septic system.

7.  Pets

a.       Your pet needs to be approved to stay in the park. No more than two pets may occupy one RV space. Pets may not be left outside, and outdoor dog kennels/corrals are not allowed.

b.       We hope your pet can enjoy the dog park we have provided for your convenience. Please be courteous and cleanup after your pet. If the Park Host has to cleanup pet waste anywhere in the park there will be a $25 fee to the Owner of the pet.

c.       When bringing your pet outside, please ensure that it is on a leash. Pets are not allowed in any common area buildings.

d.       Please remember that these are close living quarters and sound travels far. We expect all Tenants to control the barking of their dogs.

e.       Dogs need to be up to date on their vaccinations to protect them and the other animals that reside in the park. A vaccination certificate should be presented to the Park Host upon move-in. Visitor’s pets are not allowed in the park.

f.        Bathing of pets is not allowed in the park laundry or restroom facilities.

g.       Pitbull or Pitbull mixed dog breeds, are not allowed in the park at any time.

8. Space Maintenance

a.       Tenants are responsible for keeping their spaces clean, sanitary, and free from garbage, or other unsightly debris and materials. All storage items must be stored neatly in the back of the space. Any item stored outside, is subject to approval or disapproval by Park Host or Management. We feel it adds to the enjoyment of the park for everyone, when Tenants take pride in their space and pay attention to the look of their space outside. We encourage you to utilize an approved  storage shed in your space (maximum size 50 sq. ft.). Storage sheds should be kept clean, no peeling paint, and in good working condition. All storage sheds need to be approved by the Park Host, prior to bringing them into the park, to ensure they meet the basic criteria. The Park Host will use their discretion when determining if a space is being maintained properly.

b.       Tenants must maintain and water grass and other vegetation in their park spaces. Leaves should be raked and bagged for removal in the fall.

c.       No grease or chemicals of any kind are allowed to run on the ground or into the park septic system. Please report any leaks to the Park Host immediately.

d.       The park dumpster is provided for household trash only. Please do not utilize the dumpster for anything that wouldn’t be allowed at a landfill such as motor oil, paint, aerosol cans, ammunition, chemicals, batteries, etc. All garbage must be in trash bags, and boxes broken down before placing in park dumpster.

e.       Tarps, swimming pools, trampolines, clothes lines, or hot tubs are not allowed in the park.

VIOLATIONS

1. Violation of park rule #1, outrageous conduct, is grounds for immediate eviction without further warning to the Tenant.

2. Violation of park rules #2-8 will result in Tenant being issued a verbal warning and opportunity to correct the issue. If the issue is not corrected, a written warning will be issued which will detail the consequences of the violation. A second offense of the same violation within a 12 month period will result in a fine of $25.00, due and payable immediately by the Tenant. In the case of a third violation of the same nature, Tenant will be subject to additional fines or other measures, including eviction, at Management’s discretion. Failure to pay fines may also be grounds for eviction.
