-Security deposit: minimum $2,500 based on credit report, additional $500 deposit required for FICO scores under 600

-Income must be equal or greater than $5,000/month

-Applicants must have a Social Security number and valid Driver's License/ID as background and credit checks are performed

-Maximum 2 adults and 2 children allowed; 3rd and 4th persons cannot be additional adults or children

-Applicants with prior evictions will not be approved.

-Move-ins on or after the 15th of the month require the following month's rent in addition to security deposit and remainder of current month


OTHER DETAILS:

-Newly renovated apartments will have white kitchens, recently renovated apartments will have dark cherry or maple cabinets.

-Water surcharge of $25/per person for 3rd/4th persons.

-No pets allowed; service animals and emotional support animals accepted with proper documentation.

-We do not participate in Section 8 housing or other rental assistance programs.

IMPORTANT TERM FOR PROSPECTIVE TENANTS SUBMITTING PAYMENT FOR APPLICATION FEES:

Riverland Garden Apartments (RGA) fully and irrevocably provides all application services to the prospective tenant with the submission of the application information and and payment of the fee. The application fee reimburses RGA for administrative and underwriting costs for document handling, background checks, office and third party expenses for preparation of a residential apartment lease. Application fees are non-refundable and non-returnable as the related services are fully provided by RGA once the prospective tenant submits an application.
