Our company offers three levels of services depending on your needs:
Tenant Placement: Advertise Properties: We market your properties extensively, including listings on the MLS, in-person showings, tenant screening and prepare the Move-In Package.
The Diplomate: Accounting Only: We focus solely on rent collection, accounting, and lease enforcement. We do not take calls from tenants regarding repairs, setting up appointments, or maintenance.
The Ambassador: Focus on Tenant and Property: We address emergency repairs, utilities, and other issues to maintain the quality of your property and tenant satisfaction.
Timeless Real Estate Services, founded and headed by Sheila Barrett, provides a number of services in order to meet the demands of the ever changing real estate market. Focus falls on the areas that matter most to the clients, such as property management, short sales, estate sales, foreclosures, and investment properties. Our Rental Application Process
Rental Application Process: The more information you submit, the faster your application will be processed.
- Turnaround time is 3-5 days-longer if we are not able to get a rental verification.

- Application Fee: 2 WAYS TO PAY ($35 Application Fee per application )- 1. ZELLE: Timeless Real Estate Services use the phone number 502-345-4548 (This number is for ZELLE payments ONLY-DO NOT CALL 2. CASH APP: (John Barrett- $TPMRealEstate)
- Background Checks: your information is submitted to a 3rd party and will take 1-2 business days to process.
- INCOME: MUST BE VERIFIED. We require your last paycheck stub or computer printout from your employer showing YEAR TO DATE income. Information should have the applicants name and employer's name. We also require a W2 or last paycheck stub from the previous year showing year to date.
- If you are unable to provide written proof of income or a W2 for a year or more then
- DO NOT TURN IN YOUR APPLICATION. WE DO NOT ACCEPT LETTERS FROM EMPLOYERS OR BANK STATEMENTS.
- Monthly Income Required: Household NET income MUST be 2.5 X the monthly rent for at least a year. (Example: Rent $900 x 2.5 =$2250.00 Net Pay per month) We divide the month into the year to date income and that will give us the average monthly income.
- If you have not worked a FULL year you do not qualify. For Section 8-Please include your voucher with your application
- Landlord Verification: Please provide Landlord information for previous 2-5 years. Please provide correct Landlord phone numbers/emails. We do follow-up with present and previous Landlords. We crossmatch data bases and interview the Landlord to make sure we are talking to the Landlord. Falsification of this information will result in automatic rejection of application.
- No Rental History: You may be asked to pay a larger deposit or a Co-signer. Please ask BEFORE you fill out an application on a specific unit.
- Credit: We take a glance at the tenant's credit, but the application is not based on a credit score.
- Evictions: If you have been evicted in the last 3 years for any reason, your application will not be approved.
- Co-signer: may be considered on certain units but not all. If the applicant occupying the unit does not meet the income requirements, a co-signer will not be accepted. Please ask BEFORE you fill out an application on a specific unit.
- Section 8: You will need to fill out an application and we will perform a background check and follow up with your references. You MUST provide your voucher with your application.
- Pets: Pets are accepted on some of our units and will state in the description if they are allowed for that specific unit. Pets should not be over 35 pounds or against the Owner's insurance policy for aggressive breeds. We usually charge $250.00 non-refundable pet fee.
- Unit Unavailable: If you are approved and the unit you applied for is no longer available your application is good for 1 year with our company on any of our other units. We may ask for updated financial information.

Please note that our physical address is still showing on google as Frankfort Ave- the physical office has been closed permanently since the Pandemic and we continue to work remotely.
