Tenants to pay rent by the 3rd of the month.  Owners to be sent checks by the 10th of the month.  Note if tenant is late with payment this may cause delay with owner statement.  Tenant will be charged a late fee for this delay, retained by the agent for collection.  For tenants who fail to pay a 3 day notice will be issued on the 6th day.  Any procedure after that to recover property (unlawful detainer) will be handled by a lawyer.  This cost is charged to the tenant.  The homeowner will be charged for any balance due if not enough deposit exists.
