Thank you for taking a chance to inquire about letting us manage your property! Here at Sunshine Rental Properties, we aim to please and are willing to go above and beyond to do so. 

Let us take the weight off your shoulders by giving you a brief look into what we can do for you. 

 

v  Preparing your home for the rental market
This includes but not limited to, scheduling  lawn maintenance while a home is vacant, scheduling cleaning as needed, make sure all carpets are professionally cleaned prior to the arrival of a new tenant.
v  Advertising your home for rent

We will list your home not only on our website but also on the major websites such as Zillow, Trulia, Hotpads, Craigslist and Facebook.

v  Accept and process applications

Anytime an application is submitted to us for your home, we will conduct an extensive background check, eviction search and prior rental history verification on any potential tenants. 

v  Rent the home

Once we have found the perfect tenant for your home, we will collect all monies due for move in. Owners are never charged until their home is rented! 

v  Collect rent each month

Each month we will collect all rent and any late fees due on your behalf. These will promptly be deposited into your account. 

v  Report and document all repairs

Each home may need repairs at some point, we will service the home for you and your tenants with our qualified technicians to maintain the integrity of your home.

v  Check on your home

We follow up with tenants and multiple HOA's to insure tenants are following procedures and maintaining the premises as agreed. Inspections are done as agreed with the homeowners, inside and outside of the home. This is in addition to random neighborhood inspections. 

v    Prepare income / expense reports for tax season

We will confirm and check all totals are reported correctly to the IRS for 1099 purposes.
