Marketing, advertising and renting your property Once your property is ready to be rented, you want to start earning income as soon as possible. However, advertising and dealing with applicants is time-consuming. We deal with everything from advertising, to setting the right price, to showing your property to applicants and finding a great tenant, so you can make some extra money without taking on extra responsibilities. The cornerstone of our philosophy is to carefully evaluate and screen rental applicants to find tenants whom are most likely to pay on time and take good care of your property during their occupancy.
1. We observe the car and the interior condition of the car that potential renters arrive in. 2. We check monthly income looking for net income equal to about three times the monthly rent. 3. We review employment history. 4. We check for previous evictions, bankruptcies, criminal records, and credit rating. 5. If the applicant lives in-town we do an in-home inspection as a last step prior to their acceptance. We are so confident in our vetting process, we will agree to re-rent the house or apartment at our expense, if the renter we choose leaves before their first-year lease expires.
Maximizing your profits When your property sits vacant, you’re not making any money. We know how to minimize the downtime of your property being unoccupied. We have long-established connections with maintenance workers, tradesmen, contractors, suppliers and vendors that is almost impossible for an independent landlord to duplicate. What’s more, we will not only get you the best work for the best price, we will also oversee the work being performed to make sure it’s being done correctly. You’ll receive regular status updates without having to check up on tradesmen.
1. When we receive a 45-day notice that the tenant plans to vacate the property, when the lease expires, we schedule a home inspection to determine the condition of the house. Optimally, if the house or apartment is in good condition and rentable as-is, our lease agreement allows us to show the property to prospective renters while the tenants are still there. This allows us to have a very minimal turnaround time before the new tenant moves in. 2. If repairs are necessary prior to re-renting the property, we use critical path scheduling to minimize the time your property is vacant. We utilize in-house resources for repairs to reduce cost whenever possible. When outsourcing work, we typically have shorter vacancy times because we have established relationships, over the years, with dependable contractors who have reasonable prices and perform quality repairs who will provide expedited service when time is of the essence. (Shorter vacancy times increases your rent revenue). 3. We use our in-house maintenance staff whenever possible to handle every day maintenance issues efficiently and cost-effectively. This will help keep your maintenance costs down. For example, we handle most plumbing issues using our staff at a rate of $36 per hour as opposed to the $75 to $85 per hour most plumbing companies charge.
Ensuring rent is paid on time For every landlord, ensuring that rent gets collected on time each month is a key priority. This is the reason why you’re letting out your property in the first place. However, securing payments from tenants can sometimes be difficult, not to mention awkward. If your tenant consistently fails to pay rent on time, sometimes it can be tricky to find a balance between being fair but getting paid. We know the law and how to make the best out of every situation, including even handling evictions if necessary. If you hire us, you’ll get paid the same time each month.
Managing tenants After finding a good tenant, we will also be the point of contact for your renter. We handle all tenant complaints, tenant concerns, late rent issues, maintenance requests and late-night emergencies. This means significantly less headaches for you. We are responsible for making sure the tenant follows the lease and we take action if there are violations such as by not paying rent or adhering to property upkeep requirements. We handle communicating with the tenant to fix problems and even proceed with an eviction if necessary.

If you don’t have to micromanage your property, find good tenants, chase down rent and deal with emergencies, potential damages, paperwork, and contractors, you’ll have significantly more time to spend on the things you enjoy and fewer complications and commitments to agonize about. The only things you’ll need to do is check your account balance from time to time (for rent payments) and approve expenditures over $300.
