Our Requirements

We have a few minimal requirements you must meet to be considered:

• Non-Smoker
• Total household income must be at least three times the monthly rent OR first and last months rent plus deposit must be collected before moving in. (These Requirements are waived for PA students)
• No detainer warrants or criminal convictions in the past 10 years.
• Applicant must complete Application with references for tenancy. 
• If your credit scores below 625, you are required to pay first & last months rent along with security deposit. 
• The security deposit & signed lease agreement are required to hold property.

Pet Policy

• We charge $35 per month per pet. (Pet fee does not apply to aquariums)
• Our Insurance does not allow vicious breeds.
• All pets must be spayed or neutered and remain on professional flea prevention.
• Maximum of 2 pets.
• Dog owners must immediately pick up and dispose of all dog waste.
• Dogs may not be permanently tethered outside.

Smoking Policy

• All properties are smoke free.
• $300 fine for smoking on property.

Application

• You may submit an application on-line through our website (click Available Rentals -> click on property -> click More Info -> click Apply On-Line, or contact us to arrange a paper application.
• $25 application fee (per adult) must be included at time of submittal.
• 3% handle fee will be added if submitting on-line.

Rent Payments

• Rent is due on the first of each month and late after the 5th.
• A 10% late fee will apply if rent is paid after the 5th.

Your tenant portal gives you easy options to:

• Pay rent on-line.
• View payment history.
• Update profile information.
• View property and lease notifications.
• Review lease agreement.
• Submit maintenance request.
• Receive important messages.
