RENTAL GUIDELINES:

·Applicants must consent to rental history, credit and criminal background checks.

·EACH resident 18 or over must complete a rental application.

·$40.00 application fee per adult applies (Payable Online by Credit Card. Convenience fee applies.).

·NO prior evictions! No Criminal History - Violent, Sex Offender and Drug Related convictions past or pending.

·Housing Choice Voucher Holder Accepted. Voucher Holder Verifiable rental amount.

·Verifiable net household salary needs to be 3 times the monthly rent (Non-Voucher)

·Minimum credit score of 600

·Rental deposit: See individual listing for amount.

·Tenant is responsible for verifying school district.

·If owner approves pet(s) there is an additional $25.00 per month per pet rental fee and a $450.00 non-refundable pet fee. Breed/Weight Restrictions: No Vicious and Aggressive Breeds/ Weight 50lbs and Under.

·Two forms of identification

·Social security number

·Last three addresses and landlord information

·Three personal references

·Employer information

·Proof of financial ability to pay rent/ such as pay stubs, W2's, bank statements. and/or

·Housing Choice Voucher & Rent Burden Sheet

·Application fee per adult must be submitted with a signed and completed application.
