Mission Statement:

We strive to keep your property "headache free" while bringing out your properties total earning potential. We make sure your property is well kept and has a fast turn around of tenants. You will find our fees are very competitive in the Lakes region. During the rental period, we will communicate with you on a regular basis. We will contact you to discuss repairs and necessary maintenance, remembering that we work for you even during those late night emergency calls. 


Let us help you turn your Okoboji weekends back into your Boji Fun time. We can handle the upkeep on your property while you are away, keeping your time here strictly to pleasure. This is called our "Turn-Key Service." We have a list of services that we can provide for you to keep your property looking great and "headache free." Remember we are more than just property management, we are eyes when you're away!

Advertising
We utilize many resources to advertise our rental units: our firm's website rentlakeokoboji.com, VRBO, AIRBNB, local rentals such as okobojirentals.com, newspaper, yard signs, and monthly brochures. 


Property Presentation
We personally show your property, if service is chosen, pointing out characteristics that are unique to the property and the neighborhood. We are always aware of current market conditions to rent your property at its highest value. Our staff personally checks tenants in and out of the property. 


Tenant Selection
We take pride in our tenant selection and want to offer only reliable and qualified tenants. We meet all prospective tentants in person when at all possible to ensure they meet all qualifications set by Okoboji Property Management. All prospective tenants are required to fill out an application and a formal rental/lease agreement. For long-term renters, we run credit, OFAC, & criminal checks. We verify employment and previous rental history. Prospective tenants must meet minimum income criteria requirements. 


Rental/Leasing Agreements 
We will find renters for you and do appropriate rental background checks. We are compensated with a percentage of monthly rental payments & fees for additional services. Contracts can be written up to property owner's preferences for residential and commercial property units. All terms and agreements will be outlined in lease agreements and enforced accordingly.


Rental Collection
We handle and document all rental payments, collections, rental agreements, terms and conditions through our audited trust account. We strive to make the rental process hassle free. Rent is due on the first of the month, or otherwise specified. Notices are sent out at appropriate intervals and removal proceedings are initiated if the tenant is not compliant with rental agreement.  

Video Documenting
We will carefully videotape all properties prior to and after tenant occupancy. In this video documentation, we pay special attention to property conditions and, if any, defects. Videotapes are useful tools as evidence of property condition for the tenant's security deposits. 

Key-Holding
We will take responsibility of your key for admittance of personnel while you are away. The key will be in the possession of the property manager unless further instructed. For property access, the signed party must verify the personnel that will be entering. For cabins or condos with keypad we change the code for each tenant. 

Home-Check Service
Home checks are conducted to monitor the water levels, docks, structure, home cleanliness, and etc. Every home check will be documented. If rented, home checks will be conducted prior to and after tenants rental period.

Maintenance Work
Routine maintenance work will be provided under terms of property management agreement. Different services can be packaged for better rates and 24-hour service is available.

Coordination of Services
Our firm coordinates with your already established relationships with service providers such as: yard services, dock services, sprinkler services, cleaning services, maintenance services, and etc. 

Home Cleaning
Basic cleaning services are available including dishes, laundry, sweeping, vacuuming, washing, floors, bathroom sanitizing, garbage, dusting, and etc. 

Linen and Toiletry Replacement
Along with our check-in/check-out services and cleaning services we offer linen and toiletry replacement. Based on the number of renters and length of stay, we stock the property with proper toiletries and linens for your renters.

Our website allows renters to book accommodations and pay online with a credit card directly. Owners can check their bookings and monitor their properties via the website. Our property descriptions include photos, amenities, general information, and property descriptions to reach their maximum potential. 

Vacation Rentals
Our night and weekly rental units are handled with hotel type benefits. Our cleaning staff makes our vacation tenants feel right at home with freshly folded towels, fresh linens, clean accommodations, toiletry re-fills, and special accommodations for early or late check-ins. All of our rentals are secured with a passcoded door entry system so your tenants feel safe and secure giving tenants their own code. Our cleaning staff have a separate code and you, the owner, will keep your own private code. They will love our concierge services for late night lock outs, propane refills, linen replacements, and recommendation services by phone. Owners can block out their time at the lake and we can fill the vacancies while you're away.

Cara Naatjes

Cara began in property management in 2004 managing properties for her family. Shortly thereafter saw a need in the Lakes region for quality property management and started Okoboji Property Management. In business almost twenty years she's evolved the company from just a couple units to now serving over 120+ units. When not devoting time to real estate she’s working on the growth of their multiple housing and finance related companies. Although Cara’s passion is the housing industry her true loves are her two boys Cruz & Cain who keep her on her toes.  

DJ Naatjes

DJ began in property management in 2004 alongside his wife, Cara. DJ handles collection and maintenance vendor coordination for our properties. He is a Broker Associate with Naatjes Group our real estate division and is here to help investors with all facets of property management and portfolio growth. Dj enjoys the hustle of real estate and the hustle of parenthood with Cara and their two sons. 

Bridget Vodraska

Bridget started working with Naatjes Group in 2020. She is one of our top property managers and continues to be a favorite to work with for owners and tenants. With her 20+ years’ experience in real estate and property management she’s a big asset to the firm. Bridget is also a licensed real estate broker associate with our real estate division.  When not managing all aspects of our property portfolios; Bridget enjoys being with her children and reading a good book.
