We strive to process applications efficiently and fairly. To ensure a smooth experience, applicants should be prepared to meet the following criteria:
FICO Score Requirements
Preferred Minimum Credit Score: 650+
Conditional Approval: Scores between 600–649 may be approved with additional documentation or increased security deposit.
Guarantor/Co-Signer Consideration: For applicants with little or no credit history (e.g., students), qualified co-signers may be accepted.
Note: All credit histories are reviewed on a case-by-case basis with consideration of payment history, debt-to-income ratio, and recent derogatory marks.
Security Deposit Guidelines
In accordance with California Civil Code §1950.5, Match Point Property Management complies with all laws regarding security deposits.
Standard Security Deposit Amounts
Unfurnished Properties: Up to 1x the monthly rent.
Furnished Properties: Up to 2x the monthly rent.
Pets: Additional pet deposit may apply, typically $300–$500 per pet, depending on property policies.
Conditional Approvals: Applicants with lower credit scores or unverifiable income may be subject to increased deposits (up to the legal maximum).
All deposits are held in trust and returned in accordance with California law within 21 days of lease termination, less any applicable deductions for repairs or unpaid rent. Tenant Services & Support
