Minimum Rental Criteria

(Effective 2024) We strive to provide safe, well-maintained homes for responsible tenants. All applicants will be screened based on the following criteria: 1. Credit History
  • Minimum 650 credit score required.
  • Exceptions may be made for applicants with no credit score or low credit due to a lack of data. Applicants must provide:
    • A qualified co-signer, proof of consistent payment history, or previous landlord reference.
  • Consideration given for medical, divorce, or other verifiable extenuating circumstances that negatively impacted credit. Applicants must show they are current on recent bills and have stable finances.
2. Income Requirements
  • Minimum 2x rent in verifiable income (pay stubs, tax returns, employer verification, bank statements).
  • Exceptions may be made if an applicant can show:
    • A history of successfully maintaining a rental at a higher rent-to-income ratio.
    • Documented anticipated income increases or unreported income sources.
    • A previous landlord reference confirming responsible payment history.
3. Rental History
  • No prior evictions.
    • Exceptions considered only if documented proof shows the eviction was not the applicant’s fault (e.g., landlord foreclosure, incorrect reporting).
  • No collections from property management companies.
    • Exceptions considered if an applicant can prove the debt was an error or not their responsibility.
  • Positive rental references preferred, especially for applicants with limited credit history or income below the threshold.
4. Criminal Background
  • No recent violent, property-related, or drug-related felonies.
    • Consideration given to older offenses or non-violent crimes with proof of rehabilitation.
    • All cases will be reviewed individually and in compliance with HUD guidance on criminal history screening.
5. Applicant Conduct We aim to rent to individuals who are respectful, responsible, and honest in their application process. The following factors may result in denial of an application:
  • Disrespectful communication with the landlord or property manager, including emails, texts, phone calls, or in-person interactions.
  • Misrepresentation or dishonesty on the application.
  • Social media content or public behavior that raises concerns, including:
    • Illegal drug use
    • Criminal activity
    • Living conditions that indicate an inability to care for a home (severe hoarding, neglect, or unsafe conditions).
    • Disparaging or harassing comments about previous landlords.
6. Fair Housing Compliance We comply fully with federal, state, and local fair housing laws. We do not discriminate based on race, color, national origin, religion, sex, familial status, disability, sexual orientation, gender identity, or any other protected class under federal or Montana fair housing laws. All applicants will be evaluated fairly and consistently. 7. Application Process
  • All adults (18+) must apply separately and submit to a background check.
  • Application fees (if applicable) are non-refundable.
  • Approved applicants must sign a lease and provide a security deposit before move-in.
