BEFORE YOU BEGIN YOUR APPLICATION!!
Thank you for your interest in our properties. Submitting a rental application with us is a fully online process. Before applying, please review the property listing, our Rental Qualification Requirements (outlined below), and the Sample Lease (available upon request) to ensure you understand all terms, conditions, and requirements. To avoid delays, please make sure all information and documents submitted are accurate and current. When providing residential and employment references, confirm that contact names, phone numbers, and email addresses are correct. Each individual 18 years of age or older who will occupy the property must complete a separate application. Below is a list of documents and information to prepare in advance. Required Documents & Information
- Residential History Three (3) years of prior residential history, including addresses, dates of occupancy, and previous landlord names with phone numbers and email addresses.

- Employer name, supervisor’s name, phone number, and email
- Three (3) most recent pay stubs
- Three (3) most recent bank statements or prior-year W-2 or 1099 (PDF or clear photo uploads are acceptable) Proof of Income Documentation showing a minimum gross household income of three (3) times the monthly rent, including:
- Government-Issued Photo ID PDF or photo of a driver’s license or passport.
- Emergency Contact Must be someone other than another applicant or occupant.
- Application Fee $75 non-refundable application fee per applicant (paid by debit or credit card).
- Pets All pets are subject to a $20 pet screening fee.
- Gross household income must equal at least three (3) times the monthly rent.
- Income from additional occupants may be combined.
- Supplemental income (e.g., savings, grants) must be documented if employment income alone does not qualify.
- Minimum one (1) year of verifiable employment history required (multiple employers accepted).
- Debt-to-income ratio exceeding 30% may result in denial.
- Unless otherwise stated in the property listing, government vouchers are not accepted.
- Minimum one (1) year of verifiable rental or residence history.
- Applicants without sufficient rental history may apply with a qualified co-signer.
- No more than:
- Two (2) late payments in any 12-month period, or
- One (1) NSF in any 12-month period
- No prior or pending evictions.
- No lease non-compliance resulting in non-renewal.
- No outstanding balances owed to previous landlords.
- Credit reports are reviewed on a case-by-case basis.
- Minimum credit score of 600 required.
- For multiple applicants, the lowest credit score will determine qualification.
- No bankruptcies, evictions, or pending bankruptcies within the last seven (7) years.
- No rental collections or seriously delinquent accounts.
- Applicants with credit concerns may be required to provide a qualified co-signer.
- Felony convictions involving the manufacture or distribution of controlled substances within the past 10 years
- Felony convictions involving bodily harm or intentional property damage (e.g., arson) within the past 7 years
- Any sexual offense convictions at any time
