About Us

What to expect from your Property Management team:
  • Will keep all common areas and grounds clean and safe.
  • Will maintain all equipment and appliances in a safe and working order.
  • Will make necessary repairs with reasonable promptness.
  • Will maintain exterior lighting in good working order.
  • Will provide extermination services, as necessary.
  Tenant Responsibilities:
  • Will keep their unit clean.
  • Use all appliances and equipment in a safe manner.
  • Will not litter the grounds or common areas of the property.
  • Will not destroy, deface, damage or remove any part of the unit, common areas, and property grounds.
  • Will give management prompt notice of any defects in their unit, common areas, or grounds.

Maintenance Tips

Please watch the help videos for simple repairs to get your problem sorted out as quickly as possible.
If videos do not help you get the problem sorted out fill out the WORK ORDER form at the bottom of the page.

When is the tenant responsible for repairs? Examples, but not limited to: Clogged Toilet
Clogged Sink
Broken Cabinet
Anything broken from abuse
To many items on power strip. see breaker reset video (We bill for resetting a Tripped Breaker)
Changing Locks due to tenant actions
Damaged Walls, doors, fans, and windows
Bug Sprays for unsanitary living conditions. see video on how to prevent bugs below.

Filing out a work order for the above items will be billed back to the tenant at $65 per hour. Filling out the work order is consenting to be billed for these items. Tenant will not be billed for anything caused from issues with the property.

-Thermostat should be set 68-72 degrees. Heating above that is not efficient and only runs up a utility bill.
