APPLICATION INSTRUCTIONS / REQUIREMENTS

  • Submit applications through this website - Click on Available Properties.
  • Incomplete Applications will not be processed.
    • If you are not able to complete all sections, please email separately with explanation. H.I.Property@hortoncustomwelding.com.
  • $50.00 application fee is required.
    • You may pay via venmo to @Robert-Horton-84 or via paypal to @HortonCustomWelding.
    • If paying by check or cash, please email H.I.Property@hortoncustomwelding.com to arrange payment.
    • Application will not be processed until payment is received.
    • Application Fees are Non-Refundable. Please look over all requirements before submitting.
  • Attach most recent pay stubs for income verification.
    • Horton Investments requires a minimum 30% rent to income ratio.
  • Three References are required. Do Not list immediate family. One reference must be a work supervisor - Past or Present.
  • Applications will be reviewed and processed within 5 business days, once application fee is received. Communications regarding application status will be sent to first applicant's email listed on this form.

    • Pets must be approved by landlord and require a $500.00 fee.
    • Small breed dogs (20 lbs) and cats only. Maximum of 2 pets.
  • What is the application process?
    • Once you have submitted an application and paid the application fee, the following will be checked:
      • Background Check
      • Landlord References - current and past
      • Employment Reference - Income verified
      • Personal References
      • Property Manager will submit a recommendation to Landlord for final approval. 
  • If application is approved, a security deposit of $1000.00 must be paid within 2 business days.  

FAQ's

  • Do you allow pets?
    • Small Breed Dogs and Cats ONLY.
    • Each pet must be approved by Landlord.
    • $500.00 non refundable fee per pet.
    • Maximum of 2 pets.
  • What is the average utility bill for the Duplexes?
    • Electricty providers vary from unit to unit.  Tenants use powertochoose.org to choose providers.
    • Average Summer Bill:  $100-$150.00/mo
    • Average Winter Bill:  $100 - $150.00/mo
  • What security measures are in place?
    • The Duplexes have security cameras that cover the front exterior of the units and parking areas.
  • How many vehicles am I allowed to have?
    • DUPLEX
      • Each tenant gets 2 covered spaces and one uncovered.
    • REIERSON
      • Carport and Driveway as well as street parking.
    • All vehicles on either property must be legally registered and fully operational.
    • Trailers and recreational vehicles are not allowed unless they completely fit in 1 of the 3 provided parking spaces.
  • What kind of community / neighborhood?
    • Quiet and peaceful!
    • There are 8 units on the property.
    • No loud parties, quiet hours after 10 pm.
    • NO illegal substances of any kind allowed!
  • Can I smoke / vape?
    • Smoking/Vaping is Not allowed inside. Outside Only.
  • Can I invite other people, not on the original lease, to live with me?
    • Anyone not on the lease will need to fill out an application and be approved by Landlord before being allowed to move in.
  • Can I sublet?
    • No.
  • Can I hang / mount items on the walls?
    • For lightweight objects, please use command hooks if possible.
    • The Tenant must have all installations of heavy mounts, brackets, hardware mounting must be done professional or otherwise approved. (i.e. TV Brackets, Shelves)
  • Can I add anything to the grounds, i.e. plant a garden?
    • Horton Investments maintains the grounds, please do not add anything outside the patios.
    • No digging or modifying the landscape. The areas around the buildings are drainage areas and grass is there to control water and erosion.
  • Can I host events or parties?
    • Being mindful and courteous of your neighbors, you are welcome to have family & friends visit.
    • Quiet hours start at 10 pm, no outdoor noise after this time.
