What we look for in a lease application: (best combination) Income stability and no more than 25% of the primary applicants income going towards rent each month. Credit score of 650+ and consistent payment of primary bills. (Utilities, car payment, etc.) No evictions, judgements, landlord complaints or felonies within the last ten years. Positive past rental references. Ability to do or pay for basic maintenance. (lawn care, furnace filter replacement, etc.)
