How to qualify:

We support the Fair Housing Act, prohibiting discrimination based on race, religion, color, sex, national origin, handicap or familiar status.  

The following qualification standards will be required from every prospective resident.  

    • applicant/s must make 2-2.5 times the rental amount, the only income included in this calculation will be employment held over 6 months
    • Depending on the property, Section 8 vouchers may be honored (NA on lease options properties)
    • must have a work history of at least 6 months with work references and proof of income
    • all applicants over 18 must meet all criteria & be on the application
    • maximum occupants is 2 per bedroom (NA on lease option contract properties)
    • credit record may not reflect more then 1 negative/late record to 2 positive records (NA on lease option properties)
    • credit score starting at 600 (NA on lease option properties)
    • no pets on any of our apts (NA on lease option properties)
    • no smoking on any of our apts 
    • no prior evictions in the past year 
    • any negative rental history may require a higher deposit
    • criminal history will be reviewed in regards to the type of crime, severity of the crime and remoteness in time of the conviction…should any conviction be found.

     

    Your rental application may be declined if you do not meet or support any or all of the above qualifiers.  All lines in application must be completed or it may be rejected.  ID is required with application.

     

    For all our apts a Security deposit equal to one months rent is required at time of acceptance (For lease option properties, only an agreed down payment is required). Deposit may be higher based on your qualifications which will be reviewed with you.  

    DEPOSIT/DOWN PAYMENT IS NON-REFUNDABLE.
