Thank you for visiting Go To Denver Rentals!! I hope that you find our site useful when deciding whether or not to use a property management service or tenant placement services. We are a group of licensed Real Estate Agents in the state of Colorado. I decided to become a property manager because I want to help others find their place in the community. Everyone needs a place to call home but I believe that there is more to it then just somewhere to rest your head at night. This is your sanctuary, where you rest so that you can be your best self! A safe place for you, your children, spouse. Which is why I want to care for your property. To provide Denver with quality rentals and educated tenants.

When I am not assisting owners with tenant placement and property care I am spending time with my 1 year old twin boys, hiking, running, and spending time outdoors.

How much is the application fee?

The rental application is a $50 dollar fee. If there are other applicants we approve on a first come first serve basis and all those who apply after we receive an application from quality tenant will be refunded their application fee.

Do you plan on running my criminal background, reviewing my credit report and contacting my rental references?

Yes, to be short and to the point. However, we do allow for anyone to explain circustances prior to turning in your application which will be discussed with the owners of the property. Our loyalty lies with the owners of the property to find them the best tenants for the property.

What is the minimum credit score you require of your approved rental applicants?

Our credit score requirment is set within our rental application system, if you fall beneth the score you can still be approved with an additional security deposit that is refundable at the end of your tenancy.

How many people have applied for this apartment, condo, townhome, or single family home?

Our contracts with whether or not we can share this information vary on our owners. Some we will be able to let you know and some we will legally not be able to disclose. However, if a qualified tenant does apply and sign a contract based on our first come first serve policy PRIOR to you turning in your application then application fee will be fully refunded. Application fee cannot be refunded for those who do not qualify for the property.

If someone else gets approved for this apartment, will you refund my application fee?

Questions about Pets

Do you allow pets?

We do understand that when finding a home for yourself, you are also looking for the right home for your furry friends. Our pet policy does depend purley on our owners preferences for their properties. IF, the property you're interested in allows for animals it will be expressed in the online listing and any restrictions will be listed. Please reach out to us if you are concerned prior to applying whether or not your pet will be approved for the home.

I have a registered therapy animal. Do you need any information about my therapy animal?

We make reasonable accomations for all therapy and service animals. We just ask that you show documention of the registered animal that will reside in the residence.

What utilities are included?

Please see rental description on the property of interest to see what is all included. Most of our units will require you to set up your own electric account.

When can I move in?

If property is vacant, you can move in as soon as we receive the signed lease, first months rent, and security deposits. We can hold properties for 10 business days without any additional fees.

Can I sublet my rental if I go on vacation during the summer?

This will be approved on a owner to owner basis. If you would like to sublet while you are away please contact us so that we can help you with our approved sites for listing the property and qualifications. An additional deposit may be required for subleasing.

Do you collect first and last months’ rent at the start of tenancy?  What else is due at move-in?

Go To Denver Rentals does collect the first months rent and a security deposit which will be the same as the monthly rental amount. In other words expect to pay double the first months rent up front.

Any pet deposits and pet rent will also be due prior to receiving the keys for your new home.

What day is rent due and how do I pay it?

Rent is due on the first day of the month. There is a 3 day grace period for late rent before a $50 late fee incrues. Please keep us updated if there will be a late payment. While we can't waive any late fee's we can still be a Great reference for any future rentals you may live in! Honesty will keep our tenant-landlord relationship in good terms.

Rent is collected via your tenant portal which you will be set up with prior to move in day. You can pay your rent 10 days in advance and set yourself up with an automatic withdrawal for your monthly rent.

What property maintenance am I responsible for as a tenant?

Common damage that could be caused by a tenant and repaired with tenant funds include broken windows, holes in the wall, or damaged carpets.

Tenants are usually not responsible for fixing problems like leaky roofs, cracked foundations, flooding etc., but are required to inform their property manager about maintenance issues so they can make proper repairs and prevent further damage. You can report any maintenance requests through the tenant portal and see updates on when the property is expecting it's repairs.

What do I do if there is a maintenance emergency?
