We have high standards for maintenance and high standards for approving applicants. We ask 3 things from our tenants: 1. Pay the rent on time. 2. Take care of the property. and, 3. Get along reasonably well with your neighbors. Our promise to you is to make the necessary repairs as soon as possible when notified of a problem.

Application Requirements -

Applicant: All applicants 18 years old or older are required to fill out an application and pay a separate application fee ($35) and provide a valid driver’s license or photo ID card

Income: Legal and verifiable household income. The rent cannot be more than 40% of your monthly gross income. Minimum 1 year proof of income.

Rental History: 2 years rental history must be positive and verifiable.

Credit: A FICO credit score of 650 or higher.

Insurance: All tenants are required to have a renters insurance policy in force throughout the tenancy.

Pets: Each property will have its own pet policy.

Smoking: Every rental is non-smoking. This includes tobacco, marijuana and vaping.

Medical Marijuana: The cultivation of medicinal marijuana IS NOT allowed on these properties. United States federal law supersedes California state law in this matter.
