We can help if you're in any of these categories as a property owner. As your property manager, we would handle maintenance issues, collecting rent, and marketing/screening tenants. Our goal is for you to not have to worry about your property.
Property management will make your rental business more successful. The discretion used in screening tenants, the knowledge of maintenance when calls come in, and the inspection of your home when occupied are all proven ways that save owners money on their rentals. Management also makes your investment more sellable should you decide to sell. When there is a transfer of ownership, either to family or another investor, management is usually the biggest issue if there isn't a property manager in place.

TENANT REQUIREMENTS TO APPLY:
1. Photo IDs of all adults in household.
2. $35 cash per adult - Application fee
3. Proof of income, proving that your net pay equals three times the amount of rent. We can only approve one tenant on the application to make the required amount. We cannot combine incomes for approval.
4. Rental reference contact information for rental history request.
5. We run background and credit checks on all adults.
6. Falsifying or giving wrong information on your application is an automatic denial.
FREQUENTLY ASKED QUESTIONS How do I apply and how old do I have to be to rent a home? Individuals 19 years old and older can apply in person at Fox Rentals located at 3000 Hartford Hwy Suite 2 in Dothan, AL. Just past Southern Transmission on 52 outside the circle in the parking lot with the pink "Pink Alternative" banner. Applications are available both in office and outside after-hours, or you can have one emailed to you by requesting one at [email protected]. Each application must be submitted in person with a $30 application fee for each tenant over the age of 18 who will be residing in the home (including any still in high school). Out-of-state applicants please email us for more information. How can I view a property? You may come by our office in Dothan anytime between 9am and 4pm Monday thru Friday and check out a key to view an available property at your convenience. We can only check out one key at a time and will need to hold onto a valid photo ID while you have access to the rental property. Please come prepared to view the property as there is a 60-minute time limit for each viewing. Feel free to call ahead of time to see if the key is available. What are your income requirements? We must verify that one applicant (cannot combine incomes or co-sign) brings in at least 3 times the monthly rental amount to be approved. We need either a month's worth of paystubs from your current employer, award letters (disability, retirement, child support, etc), and/or a copy of your bank statement showing where the deposit came from and how much. We can only factor net income up to 40 hours a week a since overtime earnings are not permanently guaranteed regular earnings. What do you look for in credit? You do not need to have perfect or good credit. However, we cannot approve applicants with past or pending evictions, bankruptcies, or other legal financial judgements on your record where a creditor has taken you to court. Will a felony or criminal background disqualify me? Your criminal (or alleged criminal) past is not grounds for denial. Will a security deposit hold a property? We can only hold a property with a security deposit if the property needs renovations/repairs prior to moving in and you have an approved application. We cannot hold a property if it is ready to move in. Is this home Section 8 approved or pet-friendly? Each property listing will state if the property is pet-friendly or if it can accept Section 8 vouchers. If it does not state so, then it is not. We do accept emotional support service animals. Are there breed restrictions? To comply with insurance regulations, we cannot accept the following breeds: BULLDOG, PIT BULL, BOXER, DOBERMAN, ROTTWEILER, GERMAN SHEPHERD, CHOW, HUSKY, GREAT DANE, AKITA, WOLF HYBRID OR ANY MIX OF THESE BREEDS. (Service animals excluded) This is my first time renting. Do I need rental history to be approved? In most cases no, depending on the property. However having a verifiable and positive rental history strengthens your chance of having your application approved over others. Are there any other properties available? We post all of our available or soon-to-be available properties and remove them once they are leased. If you do not see a property on our listings then we have either leased the property or we are currently working on the property and do not have any information to give at the time.
