The first step in renting a home is filling out an application.
All future residents must meet minimum employment and income requirements, and maintain a good rental and credit history.

Application Requirements ü Each occupant age 18 years or older must complete and file a separate online application. ü The application fee is $75 per occupant 18 years of age or older. Application fees are non-refundable. (Please verify with the property manager that the property you are applying for is available to rent and does not currently have an accepted application in process). ü Progress cannot be saved once an application is started – please have the following information for each occupant 18 years of age or older before starting the application: · Previous landlord information · Employment information · Emergency contact information · References · Social security number and Driver’s license/ID number · Email address · A photo of Driver’s license · A photo of 2 most recent pay stubs ü We will continue to consider applications on a home until there is an approved applicant who has paid the security deposit. ü In addition to the rental application, all applicants will be required to provide a copy of a valid form of identification, proof of income, and rental or residency reference. All applications will be considered and accepted until an applicant is approved and security deposit has been paid. Once an application is submitted, it may take up to 7 days to process the application and verify the information listed or provided. ü Once approved, a minimum-security deposit of one month’s rent will be required within three (3) working days of approval or prior to move-in date. ü In addition to the application fees, the security deposit will become 100% non-refundable upon receipt. If tenant successfully moves into property, security deposit will become refundable. If tenant fails to move into property, security deposit will remain 100% non-refundable. |
Rental Qualification Criteria 1. EMPLOYMENT AND INCOME Gross monthly income must be three (3) times the amount of the required monthly rent. Additional occupants’ income may be combined to meet this requirement. If employment income does not meet the criteria, sufficient documentation of other supplemental income must be provided (i.e., bank statements, savings, educational grants, etc.). Employment must be current and verifiable for a minimum of one (1) year. Other verifiable income may be submitted equaling three (3) times monthly rent which has been consistently sustained for more than one (1) year. Verifiable income includes, as confirmed by employer, or other satisfactory documentation as required. 2. RESIDENCY Rental/Residence history will be verified for each applicant. All residency situations will be considered, but some general minimal guidelines include, but are not limited to the following: · Must have a minimum of one (1) year verifiable rental/residence history · No more than (2) late payments in any 12-month period. · No more than one (1) NSF in any 12-month period. · No non-compliance issues that resulted in non-renewal of lease or eviction. · No prior or pending evictions. · No monies owed to a previous Landlord. 3. CREDIT A credit report will be processed on each applicant. All credit situations will be considered on a case-by-case basis. Some general minimal guidelines include, but are not limited to the following: · No bankruptcies within the last six (6) months or a pending bankruptcy · Fico score above 600 · No rental collections history · No seriously delinquent, past due, or current collection accounts · If credit is an issue, applicant MAY be required to have a co-signer. 4. CRIMINAL BACKGROUND Applicants must meet our minimal criminal history criteria, which include but are not limited to the following: · Applicants that are registered sex offenders will be denied. · Applicants must have no felony convictions that are less than 10 years old which involve violent crimes against persons or property, including but not limited to murder, arson, kidnapping, assault, bomb related offenses, robbery or burglary, terrorism, or involvement in the manufacturing or distribution of drugs in any manner. All other felony convictions must be more than 5 years old. · Conviction of any drug related offenses involving possession only, or alcohol related offenses, where no one was permanently injured or killed, must be at least 2 years old. · Successful completion of any felony sentence at least 2 years ago, and no new criminal activity for at least 2 years before this application, is required. · No Applicant with any outstanding warrants or crime that is awaiting trial will be accepted.
If the Applicant would like management to review additional information regarding the felony conviction or the current arrest or warrant as part of their rental application, the Applicant is permitted to submit that information to management along with their application. Management will review that information on a case-by-case basis and the final decision with be with Management’s sole and absolute discretion.
If an Applicant fails to meet any of the above four (4) criteria (Employment & Income, Residency, Credit and Criminal Background), he/she MAY be asked to pay additional security deposit up to, but not exceeding, 1.5 times the monthly rent and/or MAY be given the option of obtaining a co-signer (who must also meet above criteria).
Applicant MAY be denied based upon the number, type, and breed of pet(s). The denial does not apply to any legal assistive animals. |

Move-In Information INITIAL MOVE-IN COSTS · Security Deposit must be a minimum of an amount equal to 1.0 X monthly rent but not greater than 1.5 X the monthly rent. (100% may be refundable). · First Month Rent + 2% Municipal Sales Tax + $35 HVAC Maintenance Program Fee

RESIDENT BENEFITS · Changing Air Filters, a known tenant responsibility, is easy with our HVAC Maintenance Program. Air filters will be delivered to your door approximately every 30 days. This service will help you save in utilities, improve indoor air quality, and reduce the hassle and liability of potential repairs. · EV Home Rentals’ free Online Resident Portal allows you to pay rent online, schedule automatic ACH payments (free of charge), submit maintenance requests, and view documents related to your rental.
ADDITIONAL DISCLOSURES · 12-month minimum lease term (longer lease terms may be negotiated). · Many properties are located within homeowner associations. If so, the home is subject to Covenants, Conditions and Restrictions of the Homeowners Association which Tenant and occupants must comply with during the term of the lease or Tenant will be subject to fines and penalties. Refer to Lease Agreement for details. · Renter’s insurance required – Tenant must maintain a valid renter’s insurance policy during lease term. Coverage shall start no later than the lease start date, and proof of coverage will be required prior to your move-in inspection. Tenant must add Landlord as an “additional interest” to the policy. *Failure to provide updated current renter’s insurance may result in additional charges and fees. Refer to Lease Agreement for details. · Smoking is not allowed including, but not limited to cigarettes, e-cigarettes, marijuana, pipes, cigars, illegal drugs or any other items that produce vapor or smoke, in our homes or within twenty (20) feet of any doors, windows, vents or other openings of the home. · All vehicles must be operational and have current registration and licensing in accordance with state and city laws. Homeowners’ association and city parking ordinances must be followed. · EV Home Rentals LLC does business in accordance with the Fair Housing Act. · EV Home Rentals LLC does not discriminate against any person based on race, color, religion, sex, handicap, familial status, or national origin. · The information contained in this ad is accurate to the best of our knowledge. EV Home Rentals LLC is not responsible for any error or omission in the wording or content of this information. |

Additional Information · The lease application, even if accepted, shall under no circumstances be considered a lease agreement between applicant and Landlord or an offer to lease. No lease shall exist between applicant and Landlord until all parties enter into a formal lease agreement and applicant pays all required fees and deposits. · Applicant hereby authorizes Landlord to do whatever background and credit checks on applicant that Landlord deems appropriate. This may include among other things obtaining one or more credit reports on applicant. Such credit check(s) may be obtained before and during the term of the lease and after the expiration or termination of the lease as part of any effort to collect rent, costs, fees and charges owing under such lease. Applicant acknowledges that merely requesting such reports may lower applicant’s credit score and applicant expressly consents to the same. · The information in this application or obtained as a result of authorization given herein by applicant will not be sold or distributed to others. However, Landlord may use such information to decide whether to lease a home to applicant and for all other purposes relative to any future lease agreement between parties including the enforcement thereof. · If this application is denied, Landlord shall within ten (10) days thereafter and upon the written request of the applicant, state the basis of said denial to applicant. · Any falsification in applicant’s paperwork will result in the automatic denial of the application. In the event that an applicant falsifies his/her paperwork, the Landlord has the right to hold all deposits and fees paid to apply towards liquidated damages. |
