Tenant Screening
Tenants complete comprehensive rental applications and Dream Big verifies the following:

Previous landlord references, to ensure applicants are suitable tenants and neighbors.

Current employment and job history, to ensure ability to pay.

Personal references, not including family members.

Credit reports, to ensure a history of timely payments.

Background criminal check, to ensure safety.

Driver’s license and taxpayer ID card, to ensure identity and prevent fraud.
Repairs

Dream Big reviews and generates detailed work requirements to obtain accurate and competitive repair bids.

We have a network of service providers to complete required work for competitive rates.

Our handymen and contractors understand the importance of timely repairs to get your property in rentable condition as soon as possible.
Maintenance

When you hire us as your property management team, you authorize a dollar limit for repairs. Maintenance costs that exceed that amount must be approved by you in advance.

Dream Big’s network of maintenance contractors offers licensed, insured service at competitive rates.

Our network can handle all repairs, including landscaping.

Repair and maintenance charges are billed to the client’s account. If a repair is caused by a tenant, the tenant will be charged.

Dream Big property managers perform regular property inspections and are available 24/7 for emergencies.

Rent Collection

The majority of tenants pay by the 6th of every month. Tenants can pay rent electronically, or drop off payment in our office.

Payments not received by the 6th of the month are charged a 5 percent late fee, split between the owner and Dream Big.

Tenants who do not pay by the 6th receive an immediate “3-Day Notice to Pay” and a warning of possible eviction.
Accounting

All funds received by Dream Big are deposited to a non-interest-bearing client trust account, and all owners' funds are accounted for separately and securely.

Rent proceeds are forwarded to the homeowner shortly after receipt, usually around the 7th or 8th of the month.

All proceeds are sent monthly with a financial statement and a breakdown of any maintenance performed during the month.
- Owners can log in to their own private portal to download reports and copies of maintenance invoices.

Owners receive a year-end accounting packet for tax purposes.

We also offer free electronic ACH delivery for owner disbursements. We can drop your money right into your bank account!
