      Tenant Screening Policy

 

Requirements for all adults who will live in the residence:

 

Credit History: Credit history cannot have any outstanding balances to a landlord or utility company or active bankruptcy that has not been discharged. Residency may be denied due to poor credit history. All lease holder’s credit scores are averaged.

 

-       Credit Score below 500: Will be declined.

-       Credit Score 501-599: Last month’s rent must be paid upon lease signing.

-       600+ credit score: Satisfactory

-       If no credit score, documentation of a 12 month on-time payment history will qualify and count as a 600 credit score for averaging purposes.

-       Co-signers are eligible to help increase your credit score if needed. Scores will be averaged.

Example: Applicant 1 Credit Score = 540 + Co-signer 1 Credit Score = 700, Average Credit Score = 620 (No additional deposit needed)

 

Criminal Background:

No prior evictions

No violent criminal record

No theft on criminal record

No manufacture or distribution of a controlled substance

No registered sex offenders in multi-family properties.

 

Income:

Applicants must provide last 30 days’ worth of income documentation. Rental payment plus other monthly debt payments must be less than 40% of combined documented monthly income.

 

Pets:

The following breeds are restricted by most property owners’ insurance; Akita, Chow, Pit Bull, Staffordshire Terrier, Presna Canario, Rottweiler, Sharpei, Wolf-Hybrids, mixes of these breeds.

 

Most properties require a non-refundable $250 pet fee and $50 per month pet rent per animal.
