About Us

We are a boutique Property Management Firm where we truly are "small enough to know you but large enough to serve you." We do not carry hundreds of properties on our rent roll, as we want to give great service to those we do serve. When you call us, you get us - not an operator or waiting room with music. Whether you have a single family home, townhome, condo, multi family unit, or duplex, we can assist you with your rental needs. We take the guesswork and headache out of the day to day tasks surrounding leasing and property management, giving you back your time and peace of mind.

Broughton Agency, Inc. is owned & operated by Devon Broughton, a North Carolina native. Devon is originally from Rocky Mount, NC and has lived in the Triangle since 1999. She grew up in a family involved in Construction, Property Management, & Sales. Having watched her family maintain and oversee the day to day workings of 200+ units, Devon received a great foundation in real estate and has been practicing since 2003. We have long standing relationships with our preferred vendors that ensure timely and professional attention to the needs surrounding your property.

Leasing Services

~ Intake information about your Property including all pertinent details needed to provide a Prospective Tenant.

~Market Property for Rent in MLS, as well as 100 other websites.

~Answer & Qualify all Tenant inquiries , schedule appointments for viewings with Tenants.

~Screen all Applicants through our detailed screening process.

~Make recommendations on Processed Tenant Applications for you to make the choice on the Best Tenant.

~Execute Lease & Rental Documents with Tenant.

Leasing Fee: First Month's Rent

Management Services

~Gather all pertinent information about property for future maintenance/intake inspection performed.

~Discuss & choose annual/on-going services(ie: lawn maintenance, etc).

~Create your Landlord Portal in Software where you can review your ledger sheet, balance, proceeds, maintenace invoices, etc. 24/7. Landlords may easily pull reports for your CPA, bookkeeping, and planning, as well as access your Landlord and Leasing documents.

~Manage Tenant transactions easily 24-7 in Tenant Portal (rent monies, maintenance requests, etc.)

~Respond to Maintenance Requests, schedule & meet with vendors & contractors for repairs.

~Deposit your monthly proceeds directly to your account.

~Perform Move-In and Move-Out inspections

~Perform Interim and Drive-by Inspections during Tenancy

~Hold Tenant Security Deposits

~Pay vendors for services rendered. Follow through on work being done while coordinating timelines with tenant.

~Oversee any lease violations from tenant, pursue and manage evictions if/when necessary.

~Otherwise ensure your property is being maintained & looked after

Management Fee: 10% of Monthly Rent

Other Information:

~We require all tenants to maintain Renter's Insurance

~Management and Leasing Services are two different services. If you are wanting to manage your own property, but outsource the marketing, showings, and screening of tenants, we can certainly assist.

Meet Your Team

	Devon Broughton, Broker-Owner, Property Manager Devon received her BA in Communications from NCSU in 2003 and that fall received her NC Real Estate license. However, she was surrounded by a family in construction and property management with over 200 units and watched the daily workings of that business right out of her home. Thereafter, in December of 2003 she became a Broker. In 2009, she formed Broughton Agency, Inc. and in 2011 opened the Property Management Division of the firm as an answer to the market downshift. When Devon is not placing new high quality tenants into your rentals she also sells residential real estate as a partner with Marti Hampton Real Estate at eXp Realty. Her dual affiliation provides flexibility and a "finger on the pulse" of Triangle Real Estate. Devon is an avid equestrian and competes with her American Saddlebred in Eventing and Jumpers.
