We utilize a thorough screening process to maintain the quality of our neighborhood, and to try to make sure that people do not use our rental units for illegal activity or in such a way that will disturb the neighbors.
Please review our application criteria. If you meet the criteria, please apply. If you do not meet the criteria, please do not apply, as your $40.00 (Forty) dollar application fee is non-refundable.
GENERAL REQUIREMENTS FOR APPLICATION
1) All persons who are 18 (Eighteen) years of age or older must complete an application form and pass a Criminal Background Check and Credit Check. This also includes a non-refundable $40.00 (Forty) application fee per person.
2) All application forms must be filled completely. If any line is not filled in, or the omission is not explained satisfactorily, it will be rejected.
1) A valid Government issued photo ID and valid Social Security number for each adult who will occupy the premises must be presented with the application. A photo copy will be kept on file.
2) Head of Household must be at least 18 (Eighteen) years of age.
SCREENING OF APPLICANTS
When an application is completed, we must be authorized to review the following to insure that our criteria are met:
THIRD PARTY VERIFICATION OF ALL INCOME: Monthly income must be at least 2 ½ (Two and one-half) times the required monthly rent, or a qualified guarantor (Co-Signer - application & application fee apply) will be required. We must be able to verify independently the amount and stability of your income. (For example: pay stubs, contact with employer, or tax records (at your option). If Self-Employed, a business license, tax records and bank records will be required.)
POLICE ARREST RECORD: For every household member over of 18 (Eighteen) years of age, a Criminal Background Check will be done for each state or community that the OWNER/AGENT deems necessary. The application will be rejected if the record check shows a history of any of the following:
1) Any misdemeanor or felony conviction that includes sexual, drug, robbery, grand theft, assault, kidnapping or violent crimes charges.
2) Any periods of incarceration
3) In excess of 1 (One) misdemeanor conviction that does not include sexual, drug, robbery, grand theft, assault, kidnapping or violent crimes charges.
Traffic violations are not included, unless they involve property damage or injuries to persons for which restitution has not been made.
CREDIT CHECK: Each individual over 18 (Eighteen) years of age will be required to pass a Credit Check. The application will be rejected if the credit reports reveal any of the following:
1) Bankruptcy filed within the last 7 (Seven) years
2) 2 (Two) or more bad debts turned over for collections within the last 12 (Twelve) months.
3) A collection amount owed to any utility company which prevents applicant from obtaining utility service.
4) An outstanding balance owed to another landlord.
RENTAL HISTORY: If you are related by blood or marriage to one of the previous landlords you list on the application, or if your rental history does not include at least 2 (Two) years with a landlord or home ownership, we will require a qualified Co-Signer (application & application fee apply) on your Rental Agreement.
It is your responsibility to provide us with the information to contact your past landlords. We reserve the right to deny your application if, after 72 (Seventy-Two) hours we have not been provided all the necessary information from your or your previous landlords. You will be required to submit another application along with another non-refundable $40.00 (Forty) application fee. Your application will be rejected for the following reasons:
1) A history of any social nuisance or physical hazard to another resident at present/previous residence.
2) A history of damage and/or poor housekeeping habits at present/previous residence.
3) A history of failure to pay rent in a timely manner at present/previous residence.
4) A balance owed at Move-out to a previous landlord
5) Allowing unauthorized persons to live in the unit.
6) Furnishing false information to a present/previous landlord.
7) A history of failing to cooperate with or harassment of landlord or its agents or employees.
8) A history of eviction that cannot be explained to satisfaction of Owner/Agent.
9) If the information reported by an applicant cannot be verified or if the application was incorrect and/or incomplete.
ACCEPTANCE OF APPLICATION
When application is accepted, each occupant over 18 will be required to sign a Rental Lease upon move-in. The applicant will be required to leave a deposit within 48 (Forty-Eight) hours of the application being approved to hold the apartment until move-in date. After 72 (Seventy-Two) hours of leaving the deposit it is non-refundable if applicant changes their mind.
