Lease Terms

Unit is fully furnished with utilities included. Tenant responsible for cable/internet. Perspective tenants are screened for background checks, employment verification, rental history, credit score, income ratio, and references. Candidates will receive an applicant score provided by a 3rd party evaluator based on the previously mentioned screening areas. A $75 non-refundable application fee is due at the time of filling out the application. Applicants are required to provide financial verification of sufficient funds for the 1st month rent, deposits, and ongoing rent payments. This can be done with bank statements, pay stubs, tax returns, and proof of savings. Tenant can discuss options with Landlord about fees to use club area amenities. Unit is to be kept clean and orderly, with no smoking. Community is a high desired area that is gated. Community organization provides that landscaping and mowing services. Community rules requires that all vehicles be parked in the garage at night with no vehicles, trailers, RV's, etc parked in the driveway or streets overnight.
