Lease Terms

Lease Terms 1. Rent: The monthly rent for this apartment is as follows: Option 1: 12-Month Lease: $850 per month Option 2: Month-to-Month Lease: $900 per month 2. Lease Duration: Tenants have the option to choose between a 12-month lease or a month-to-month lease. Please indicate your preferred lease term during the application process. 3. Security Deposit: A security deposit of $825 (equivalent to one month's rent) is required for the 12-month lease. For the month-to-month lease, the security deposit is $900. This deposit is refundable at the end of the tenancy, subject to any deductions for damages beyond normal wear and tear. 4. Pets: We understand that pets are an important part of your life. Up to two pets are allowed in the apartment, subject to approval. A pet fee and deposit are applicable: a. Regular Pets: Pet Deposit (Non-Refundable): $200 per pet Monthly Pet Fee: $20 per pet b. Emotional Support Animals (ESA): Pet Deposit: $100 per pet No Monthly Pet Fee Please note that any damages caused by pets are the responsibility of the tenant. 5. Utilities: Tenants are responsible for all utilities, excluding water and sewer, including electricity, gas, internet, and cable TV, unless stated otherwise in the lease agreement. 6. Maintenance: The landlord is responsible for maintaining the structure and major systems of the apartment. Tenants are responsible for promptly reporting any maintenance issues and keeping the apartment in good and clean condition. 7. Termination Notice: Either party must provide a written notice of termination at least 30 days prior to the desired move-out date. 8. Property Access: The landlord or authorized personnel may enter the premises for maintenance, repairs, inspections, or emergency situations after providing reasonable notice to the tenant. Inspections are done twice a year, tenant will be given at least 24-hour notice prior to inspection. 9. Rent Payment: Rent is due on the first day of each month. Acceptable forms of payment include personal checks, money orders, or electronic transfers. Late rent payments may incur additional charges as stated in the lease agreement. 10. Insurance: Tenants are encouraged to maintain renter's insurance to protect personal belongings and the dwelling in the event of theft, damage, or loss. 11.
