Lease Terms

We require rental applications to be completed for every person over the age of 18 residing in the property. Applications are processed Mondays through Fridays between 10 am and 4 pm. It can take up to 2 business days to process the application. Points are assigned based on income, length of employment, rental history, and credit history. Scoring Criteria: Income: Verified income 2 times the rent = 1 point Verified income 2.5 times the rent = 2 points Verified income 3 times the rent = 3 points Length of Employment 1 to 3 years = 1 point 3 or more years = 2 points Rental History No rental history = 1 point On time rent payments/good reference = 2 points Late payment but paid each month = 0 points Bad rental record/eviction = - 2 points and/or rejection of application Credit Reporting Under 550 = - 2 points No Score = -1 point 550 - 600 = 1 point 601 - 650 = 2 points 651 - 700 = 3 points 701 - 750 = 4 points 751 or higher = 5 points For every public record judgement and negative rating = -1 point For unpaid judgements = -2 points and/or rejection of application Bankruptcy Filed in current year = -2 points Filed in 1 - 3 years = -1 points If an applicant is able to reach 5 points or more then they are approved to rent the unit with a traditional deposit. Points can't be combined between 2 different applicants. One applicant must be able to qualify on their own. If the applicant has between 1 and 4 points they must be able to be approved through the Guarantor for a deposit rental coverage policy. Applicants meeting the above mentioned criteria will be approved contingent on completing a free application with the Guarantor which will determine their deposit fee amount. They are a 3rd party entity we have partnered with that handle our deposits. If an applicant is denied through the Guarantor then their rental application will be denied.
