This single level 4 bedroom 2 bath home rents to Liberty University students seeking off-campus housing. The lease term typically will run during the school year, so leases are through May. This allows flexibility for students to return home during the summer months, without having to find someone to "sublease" their rooms or otherwise have to pay rent during the months of June and July when they are home for the summer.
The home is situated in a quiet community, with a partially fenced rear yard. The main level has a large deck on the rear of the home, and the lower level has a large patio underneath the deck area. It is conveniently located only 3.4 miles from the Liberty University campus, which offers a short commute for students. Land and landscaping maintenance is included in the rent, so there are no tenant responsibilities to upkeep the property.
The home rents for $650/mo. per bedroom for three of the bedrooms. The larger master bedroom rents for $700/mo. ($2,650/mo. fully occupied). The rent includes all utilities and fiber-optic broadband internet service (300mbps synchronous), so tenants will be able to operate on a set budget, and there will not be any need for roommates to try to collect rent or utility payments from each other. Each tenant/roommate will have a separate lease with us, and will be provided with an online portal to be able to manage their own rental account and pay their rent online each month. The cost to move in is first month's rent plus a security deposit of $350.
As the owner, I am a LU Alum, and all four of my sons have already graduated from or are currently attending LU presently. We are a LU family, and the rental properties we have in the Lynchburg area are focused on serving our LU extended family.
The house has a washer and dryer onsite for laundry. There is currently off-street parking for two vehicles, and plenty of on-street parking in front of the house. We are looking to add off-street parking for two additional vehicles in the near future.
We have a NO PET POLICY for any of our student housing units.
