This single level 3 bedroom 1.5 bath home is mostly furnished and rents to Liberty University students seeking off-campus housing. The lease term typically will run during the school year, so leases are through May. This allows flexibility for students to return home during the summer months, without having to find someone to "sublease" their rooms or otherwise have to pay rent during the months of June and July when they are home for the summer.
The home is situated on a private, wooded lot which has two year-round streams that run through it. It is located in a very quiet in-town area, and is a short 3 miles from the LU campus, which is very convenient for commuter students. Lawn and landscaping maintenance is included in the rent, so there are no tenant responsibilities to upkeep the property.
This home rents for $600/mo. per bedroom. The rent includes all utilities and fiber-optic broadband internet service (500mbps synchronous), so tenants will be able to operate on a set budget, and there will not be any need for roommates to try to collect rent or utility payments from each other. Each tenant/roommate will have a separate lease with us, and will be provided with an online portal to be able to manage their rental account and pay their rent online each month. The cost to move in is first month's rent plus a security deposit of $350.
As the owner, I am a LU Alum, and all four of my sons have already graduated from or are currently attending LU presently. We are a LU family, and the few rental properties we have in the Lynchburg area are focused on serving our LU extended family.
The living room is fully furnished, included a 65" wall-mounted TV. Each of the three bedrooms has a Twin-XL bed, nightstand, table lamp, desk, chest of drawers and chair mat. The kitchen is pretty well stocked with dinnerware, cookware, and small appliances. There is a second fridge/freezer in the basement for additional food storage. The house has a washer and dryer onsite for laundry. There is off-street parking for two vehicles, and plenty of on-street parking in front of the house.
We have a NO PET POLICY for any of our student housing units.
