Lease Terms

1 year lease then month to month after that. Non-negotiable requirements to rent: 1. You must first go see the apartment in person and complete an application and give the $20 application fee. 2. Have verifiable income of at least $1,800 per month from a verifiable source. 3. Have Good Rental history. No evictions in last 7 years and or problems with other landlords but first-time renters can use co-signer. 4. No criminal problems which might adversely affect other tenants safety or property. 5. Quiet tenants only so no parties, no loud music or other late-night noise disturbing other tenants; you will be evicted if you bother other tenants. 6. Two tenants maximum. The place is only a one-bedroom and is not designed for more people. 7. Cats ok with cat deposit and cat rent but no dogs. 8. $800 Security deposit but you can put $400 on move in and pay $100 per month over the first four months after you move in. (Total to move in at least the first month rent of $700 plus at least $400 of the $800 security deposit or $1,100 to move in) It is not necessary to have really good credit; but you cannot have really bad credit like you can't be behind on past rents, utility companies, cell phone bills, etc.
