Lease Terms

WEEKLY rent is paid on Saturdays. Weeks run Saturday morning to Friday night. We rent only for the week; only single occupancy rates apply to each room. We do not accept personal checks - only cash, money orders, certified checks, and/or company or state government checks. A $10 late fee will be charged after Monday of due date. Tenant required to give two weeks written notice of moving out, failure to do so could result in forfeit of security deposit. Security deposit will be returned as long as rent is up to date and room is vacated in the same clean and working condition that it was in when tenant moved in. Must be inspected by management. 2. Please be considerate of others. Keep TV and music volume low. Talk quietly and halls and kitchen. Doors tend to slam, so please close and quietly. No speaker phones, speakers or radios allowed in common areas. 3. NO room sharing and NO guests. Rooms are all single occupancy. 4. NO pets of any kind. 5. Use of kitchen is not part of rent, but a privilege. The kitchen is for tenants who can clean up after themselves, leaving nothing on the stove, tables and in sink. Anything left on stove or in sink will be put in the trash. Always turn off all kitchen lights and never leave cooking food unattended. 6. DO not leave open containers of food in your room. We do not want pests. 7. Please recycle your containers and paper and outside recycling cans. Room trash is not to be emptied in kitchen; please dispose of it in outside trash containers. 8. The Lawn Manor is a smoke-free facility with ZERO tolerance for it. There is no smoking anywhere in the building. Please smoke outside of kitchen door at the table area. Please properly dispose of butts, DO NOT THROW ON GROUND!! 9. By order of fire regulations: heating devices, irons, coffee pots, refrigerators, candles, and cooking in rooms is NOT permitted. 10. Tenants must keep their room in a neat and orderly fashion. No excessive amount of clutter. 11. No alterations, additions, or improvements can be made without consent of the Lawn Manor Management. 12. Management, cleaning personnel, and state and Township inspectors have the right to enter any room at reasonable hours to clean or examined for any repairs. 13. No parking or storing of disabled cars in the parking lot. Parking is done on a first-come, first-served basis. No vehicle is permitted on any part of the lawn at any time. No discharging of litter from cars and parking lot. Please drive slowly in driveway. Only one vehicle per tenant. No car washing. 14. Turn off all fans, TV, radios and lights in rooms when leaving and keep windows lower in summer when not in room. There is an extra charge for the use of air conditioners. They are to be turned off when not in room and are not to be run 24/7. 15. We do not supply bed linens, pillows, blankets, sheets, towels, TV, clocks, any paper products, toiletries, etc. 16. We will not tolerate drunk and disorderliness or any illegal drug use. Immediate dismissal for offenders. 17. When tenants have conflicts of physical contact or threats both tenants will be asked to move out. 18. You are responsible for cleaning up after yourself. If you get something dirty, clean it up (such as floor, table, toilet, microwaves, stove, etc.) Any infractions of the above will result in immediate dismissal. Lawn Manor Management will remove all personal belongings from room and put on the front porch or store at the Pennsauken Police Station for pickup. I have read the above and fully understand and give my approval for removing my personal belongings from my room if any infraction should occur.
