Rental Screening Criteria - Apply in Advance and Get Approved!

Southwest Idaho Property Management welcomes you, and we thank you for your interest in one of our homes. We strive to provide a high-quality experience to our residents and are seeking long-term, well-qualified tenants. All of our business operations, including applicant screening, comply with the Federal Fair Housing Act (FHA), HUD guidelines, and all applicable Idaho state and local housing laws. We apply our criteria consistently and uniformly to every applicant.

Application Process
1. Complete Online Application
Each adult (18 and older) who will reside in the home must submit an application, either jointly or individually. Applications must be complete and accurate. Incomplete or falsified applications may result in denial.

2. Provide Identification
A valid, government-issued photo ID (driver's license, passport, military ID, or state ID) is required for each adult applicant.

3. Proof of Income
Applicants must show 2 months of verifiable income equal to at least 2.5x the monthly rent. Accepted documents include pay stubs, tax returns (if self-employed), Social Security award letters, or verifiable job offer letters. Prepayment of the lease term may be considered in limited cases.

4. Bank Statements
Two recent full bank statements (PDF format preferred) must be provided. Incomplete or unverifiable documents will not be accepted.

5. Application Fee
After initial review for completeness, a $40 non-refundable fee per adult will be required to advance. This covers the cost of credit, background, and rental verification processes.

Not all properties accept pets. If applicable, applicants must complete a Pet Profile at https://southwestidahopm.petscreening.com/
This platform assigns a Paw Score which determines applicable pet rent or fees. Verified service animals, assistance animals, and emotional support animals are exempt from fees but must still complete the profile for documentation and accommodation review in compliance with HUD/ADA. For applicants who do not have a pet, a REQUIRED "No Pet" profile must be completed at no cost at the same link. https://southwestidahopm.petscreening.com/

Screening Criteria
1. Rental History
Minimum of 12 months of verifiable rental history from a non-family source. Applications may be denied for: unpaid rent, lease violations, property damage, or more than 2 late payments in a 12-month period. Providing rental payment history is recommended.

2. Credit
Minimum credit score of 650 required. Applicants with scores between 600-649 may qualify with strong rental/income history, an increased deposit, or an approved co-signer. Open bankruptcies, unpaid landlord accounts, or outstanding utility collections may result in denial.

3. Co-Signers
If permitted, co-signers must: Have a credit score of at least 700. Show monthly income of at least 4x the rent. Reside in Idaho. Co-signers are only accepted for insufficient income or limited rental history, not for negative rental or criminal history.

4. Criminal History
All applicants undergo a criminal background check. We do not automatically deny based on criminal history. Arrest records not resulting in conviction are never considered. Each case is reviewed individually, considering the nature, severity, recency, and mitigating circumstances. Legitimate, non-discriminatory business reasons related to safety or property protection may be grounds for denial.
Examples of convictions that may result in denial include Violent felonies within the past 3 years. Drug-related crimes involving manufacture/distribution of controlled substances, (simple possession not included). Property damage or threats to resident/staff safety.

5. Smoking
All properties are non-smoking (including vaping and tobacco). Smoking must occur at least 20 feet from any structure.

6. Automatic Denials
Applications will be denied for: Incomplete rental applications. Falsified or untruthful application information. Unverifiable or insufficient income. Evictions within the past 5 years. Registered sex offender status. Open bankruptcies. Landlord refusal to re-rent due to serious past lease violations.

Processing Time
Applications are typically reviewed within 2-4 business days, depending on reference response times. Two attempts will be made to contact references. If they do not respond within 24 hours of the second attempt, the application may be denied due to incomplete verification.
