Lease Terms

All utilities will be handled by the renter. Landlord will provide guidance on the companies to contact to set up accounts for water/sewage/garbage, electric, internet etc. Prefer minimum 1 year lease but will consider shorter lease terms. Strictly no smoking inside the house. Parking should be in the garage or driveway but NOT on the street side (exceptions for guests) No pets allowed. Might consider exceptions for small dog or cat (less than 25 lbs). There will be additional security deposit for pets. Each pet will be additional $1000 in security deposit, due at the time of signing of lease. Tenant will be responsible for lawn maintenance. HOA monitors front house landscaping and fines owners if not compliant. Any HOA notice and fines will be tenant's responsibility. Watering of the yards and proper maintenance will be required. Landlord will inspect the house (himself or via help, once a quarter) to ensure overall house maintenance (inside and out) compliance. The house should be occupied only by the mentioned tenants in the lease. Any evidence of additional folks living in the house or sub-leasing to room-mates or other people will result in immediate eviction notice and confiscation of all security deposits. Landlord has AC maintenance contract with Geottl Air Conditioning company who will do 2 maintenance visits a year. They will change the AC filter (also provide and shipped to the house by landlord) and other regular maintenance required. The tenant has to maintain the house to the condition it is given to them at the start of the lease. The quarterly inspection will check to ensure house is well maintained (cleanliness, house appliance maintenance etc.) and any issues arising as a result of lack of maintenance will come out of security deposit. The landlord has home insured but carries only landlord insurance. The renter is expected to get a renter's insurance to protect their belongings and damage associated to their occupancy. Security deposit (one month rent equivalent) and first month's rent will be due at the time of lease signing. If landlord agrees on pet(s), then additionally security deposit of $300 per pet.
